With the consistently rapid increase of our national economy, the average GDP is more than US$ 1,000.In some parts of eastern China, it has surpassed US$ 3,000, which indicates that the basic condition of private car rapidly accessing into family has been reached. High increase of self-controlled income of urban citizens, government support to the auto industry, international auto giants involved in domestic auto market and various auto products of different levels lead to continuous drop of price, which result in the sharp increase of autos in cities and high speed access of private cars into Chinese families.Because of the poor transportation facility , particular in parking facility, the supply-demand relationship of parking in many cities maintains a fragile dynamic balance for a long time. The sharp increase of cars not only brings immense pressure to the dynamic traffic, it also break the static state of the fragile balance. Precious urban field and lack of attached parking lots and public parking lots even worsens the urban dynamic traffic. Parking lots design is a portion of the whole urban construction and plan. How many parking lots a city needs on earth to meet the development of its traffic becomes an urgent problem. Parking demand is the result of many complex factors, which affect each other. The develop of a city and the distribution of its land, the economic level and the number of vehicles, the condition of road net and traffic situation, different urban districts and their parking policies may all influence the parking demand.Based on the investigation and research of the developing process and management approaches of parking facilities in those mature metropolis in home and abroad, this paper analyzes the demand of parking lots in future after taking the increase of transportation into consideration. Moreover, it investigates the current state of parking lots and the relative parking and management policies in Nanjing city, particularly the major parking area of the city. After acknowledging the present major parking problems, the paper provoked the relative management suggestions and measures to be taken from the prospective of alleviating problem. In addition, it also provokes some suggestions about the related plan and policy in the long run in order to improve the transportation and increase the use of current parking facilities.
