Study Of Property Management Based On System Dynamics

Property management is the aggregation of management, operation and services as one of the economic system, and there exists complicated non-linear relationship among its various factors. The current research on property management mostly focus on the one-sided research and not enough to grasp the overall system and mode of operation.System dynamics is the very method suitable for the study of complex systems.So the system dynamics model has the reputation of "decision-making laboratory,"The system dynamics modeling is a learning, investigating and studing process. The main function of this model is providing people with a learning tool for policy analysis, and then makes the decision-making group or organization gradually become a learning and creative organization. In consideration of this function, we introduce the system dynamics into property management research in this article.In this thesis,we analyzed the property management activities in the view of system and got an result that the property management is a complex economic system first;and then we studied this system in system dynamics thinking and methods, built a property management system dynamics model according a typical property management companies to showing the use of system dynamics in property management field;finally, by simulating and testing the model, we researched the growth trends under different investment strategies of the enterprises, explained them and made some general policy recommendations. We selected the profits and profits margin as main indications to describe the grouth trends.In addition, we made a detailed analysis in the management area, profits, profit margins ,and selected several decision-making variables such as a proportion of total investment, marketing / technology investment ratio, adjusting time and tested to revealsed the impact of investment the to business growth.
