Reasonable commodity home prices are an important guarantee for financial safety,social harmony and people’s well-being.The commercialization of housing in China has a history of more than 20 years,and there are a series of phenomena and an imbalance in the supply and demand structure of the market.In real estate research,home price research is the direction of research that the public is most concerned about at this stage.Housing is divided into new housing and stock housing.In order to simplify the scope of the survey,facilitate the acquisition of data,and emphasize the validity of the problem,this paper selects price fluctuations in new commercial homes in Tianjin as the content of the survey.This paper analyzes the prices of newly built commercial homes in Tianjin from seven aspects: GDP per capita,long-term mortgage rates,lowest prices at auctions,disposable income per capita,commercial housing supply area,Urban population,and loan size for new commercial homes.Influential factors.Combined with the regulatory policy of the real estate industry in recent years,it plays the role of "point to surface" and reflects the law of price fluctuations of newly built commercial housing in Japanese cities,and formulates the government’s real estate policy.First,we will analyze the factors that influence the price of new commercial housing in Tianjin from the actual development of the new commercial housing market in Tianjin.Data from the Tianjin real estate industry from 2006 to 2021 will be incorporated into a multiple linear regression model to capture the six most important factors influencing home prices.This paper then analyzes a series of regulatory policies and their implementation impacts issued by the "new round" of regulation and control in Tianjin.Finally,we present suggestions for improving the long-term mechanism of the Tianjin real estate market.
