The Influence Of Industrial Development On The Willingness Of Farmers To Transfer Homestead

At present,with the gradual flow of rural population to cities,the per capita living area in rural areas is increasing rather than decreasing,and the problems of idle and excessive homeload are serious,which hinder the promotion of rural revitalization strategy.In previous studies on homestead transfer,scholars seldom considered the role of local industrial development.Therefore,from the perspective of industrial development,this paper studied the influence of this factor on farmers’ willingness in the process of homestead transfer,hoping to provide a reference for the design of relevant systems of homestead transfer.Firstly,this paper sorts out the related research on industrial development and homestead,clarifying the basic concepts such as industrial development efficiency and homestead circulation.Then,based on rational choice theory,peasant household behavior theory and push-pull theory,this paper discusses the mechanism and influence path of industrial development on the intention of homestead transfer,and takes it as an analysis framework.In the empirical study,14 towns and townships in different cities of Jiangsu Province were taken as the research area,and the research data were collected through questionnaires.The number of valid questionnaires was 629.Then,12 indicators including subjects and objects of homestead transfer and economic environmental background were selected to build a Logistic model to reveal the impact of industrial development on farmers’ willingness to transfer homestead.In this paper,the total factor productivity index is used to represent the level of industrial development,and the Malmquist index in the DEA model is used to measure the level of industrial development in the surveyed region,and the total factor productivity index at two scales of cities and towns is selected into the model for analysis.The results show that :(1)After adding industrial development variables into the model,the model passes the test and the fitting degree is improved,indicating that industrial development has a significant impact on the intention of homestead transfer,and the result is consistent with the expectation.In two dimension variable of industrial development,regional industry development level of land circulation will have significant positive influence,while the variables of the villages and towns industry development level fails to pass the significance test.The reason may be that the villages and towns volume is small,and there is a big gap in radiation intensity and scope between towns and cities,which leads to limited employment attractiveness for farmers.(2)Other influencing factors in the Logistic model that passed the significance test included education level,family economic ability,household registration number,urban house purchase situation,and the number of Homestead;Among them,the number of household registration,urban house purchase,the number of homestead and the citizens’ perception of whether or not they can buy agricultural houses have a significant negative impact on the intention of homestead transfer,while the education level and family economic ability have a significant positive impact on the intention of homestead transfer,which is consistent with the views of most researchers.Age,the number of migrant workers,the area of homestead and the perception of homestead ownership had no significant effect on the intention of homestead transfer.(3)The evaluation results of industrial development efficiency show that the fiscal expenditure of science,technology and education in all the prefecture-level cities where the research place is located is relatively redundant,the investment of real estate fixed assets in some regions grows rapidly,and the industrial development scale in some regions expands rapidly,which is diseconomy of scale and leads to inefficient waste of resources;The total factor productivity index of industrial development in all prefecture-level cities is not less than 1,indicating that the development of industrial "quality" has been well reflected.From the perspective of villages and towns,the TFP index of half of the villages and towns is below 1,which does not reach the effective level.TFP can reflect the quality and level of industrial development,affect the effectiveness of supply side structural reform and social and economic development,and is also an important indicator to measure the quality and level of industrial development.This paper studies the farmers’ willingness to transfer homestead from the perspective of industrial development,and also discusses the role of regional unit scale.Compared with towns,urban industrial development plays a significant role in absorbing local farmers’ employment,promoting farmers’ citizenization and promoting rural homestead transfer,We should focus on the city level and promote the circulation process from the meso scale.
