As an important carrier of regional development and the allocation of various factors,land is playing an increasingly important supporting role.Due to its geographical location,rural areas have a higher economic value and stronger economic functions.Effective land market allocation is an important basis for the integrated development of urban and rural areas.In the context of China’s economic and social development,land market transactions are playing an increasingly important role in promoting urbanisation in China,promoting the concentration of land production factors,optimising the spatial allocation of land for construction and guiding the rapid development of industries.Translated with www.Deep L.com/Translator(free version)The construction of rail transit systems is receiving more and more attention from the government,and the establishment of a modern transportation service network with a priority development model for public transport is an important means to achieve good and rapid development of urban and rural areas.As an important vehicle for urbanisation,the price changes and development methods of land have an important impact on the spatial layout planning of urban and rural areas.In this regard,this paper will focus on the impact of rail transit on the price of land in its vicinity,as well as the extent to which other characteristic elements affect the price of land.This paper firstly explains the advantages of rail transit construction and the concept of land acquisition and value-added,and analyses the mechanism of land price changes based on urban rail transit in two dimensions of space and time by combining existing domestic and international research,as well as land rent and land price theory,location theory and externality theory.The study also analyses the degree of influence of each factor on land price changes by combining the three main characteristics of location,neighbourhood and individual to build a characteristic price model for analysing land price influencing factors.The results of the study indicate that(1)spatially,the land price tends to decrease as the land is located closer to the rail line and further away.The range of land prices in the three circles is 15.9%,11.3% and 8.2%,divided by the distance of land from 0 to 500 metres,500 to 1000 metres and 1000 to 1500 metres from the metro line.(2)In the time dimension,the metro system has a positive effect on land prices in different degrees during the planning,construction and operation periods.The operational phase has the largest increase of 17.3%,followed by the planning phase at 15.8% and the construction phase with the smallest increase of 12.1%.(3)The further away from the core CBD,the more the land price tends to decrease.In addition,the number of service facilities around the land is positively correlated with the price of the land,with the greater the number of educational and medical facilities,the higher the price of the land.(4)The characteristics of the land transaction itself are also important land price influencing factors.The plot ratio and whether the land is sold at auction are positively correlated with the land price.Whether or not the land is involved in an urban village transformation project is negatively correlated with land price.
