Lianyungang,as a third tier city,the real estate industry plays vital role in economic development.On the one hand,the real estate industry has become an important growth point of various economic indicators;on the other hand,problems such as the failure of the real estate market,soaring house prices,and the tension between supply and demand restrict the long-term development of the economy.Therefore,it is urgent to precisely regulate the real estate market and standardize the healthy development of the real estate market,so as to further promote the urban modernization of Lianyungang,promote long-term healthy economic growth and improve people’s living standards.Firstly,this thesis expounds the significance,research background and research status of Lianyungang real estate market management.Then,based on the development and operation characteristics of the real estate market in Lianyungang City,it analyzes the problems and causes of the real estate market management in Lianyungang City.Finally,the management countermeasures of the real estate market in Lianyungang City are explored.The main research results and conclusions of this thesis are as follows:(1)Analyzed the basic situation of the real estate market in Lianyungang City.Through literature research and field investigations,relevant data indicators of the real estate market in Lianyungang City in recent years were collected.Through analysis of the development of the real estate market in Lianyungang,it was summarized from the supply side,demand side,"school district housing",transaction prices,and other aspects that the new supply in the Lianyungang real estate market is constantly increasing,the trend of demand rise is weakening,and there is a significant difference in housing prices among different "school district housing" The operating characteristics of continuously rising transaction prices of commercial housing.(2)Explored the problems and reasons in the management of the real estate market in Lianyungang City.Based on the development and operation status of the real estate market in Lianyungang City,combined with the theory of public choice and information asymmetry,this thesis summarizes three problems in the management of the real estate market in Lianyungang: insufficient attention to management,poor management effectiveness,and inadequate supervision of the real estate market.The main reasons are analyzed to be the government’s excessive reliance on the real estate market,and the government’s unscientific formulation of management measures for the real estate market There are three blind spots in government management of the real estate market.(3)Proposed management strategies for the real estate market in Lianyungang City.In response to the problems and reasons in the management of the real estate market in Lianyungang,from the perspective of public governance theory,three suggestions are proposed: repositioning the role of government real estate market management,scientifically formulating government real estate market management policies,and improving the relevant supporting service mechanisms of real estate market management.The thesis has 9 figures,3 tables,and 82 references.
