In the 21 st century,China’s economy develops rapidly,and the real estate industry plays an important role in the national economy.After the implementation of the "purchase restriction" policy in major cities,the real estate market is facing the pressure of destocking,tight cash flow and falling overall profit margin.In the face of this situation,many real estate companies began to light asset management in recent years,light asset management is characterized by "moderate" asset size,"light" asset structure,through a small amount of funds,efficient operation,you can get a large number of profits,for the current problems faced by real estate companies,this approach seems to be the best choice.In this paper,W real estate group as the main case study,because W real estate is the leader in domestic real estate companies,is also the first to propose light assets transformation company.W real estate learned from the foreign Iron Lion Gate and other well-known real estate companies that adopt relatively mature light assets management model,laying a good foundation for the company to achieve its own light assets transformation in 2013.Taking W real estate company as an example,this paper analyzes the data in the 2020 annual report and finds that W real estate company’s financial status is good.Through the analysis of the report form characteristics and comprehensive performance evaluation after W real estate group’s light assets transfer,W real estate light assets operation has a positive effect on enterprise management.Therefore,this paper sums up the rich experience of W real estate group in implementing the light assets operation mode,and points out some risks in the implementation process,such as unstable brand value,low core competitiveness,difficult to control cooperative projects,high operating costs,etc.,and puts forward some suggestions on optimization:establishing correct value orientation,cultivating mature professional team,improving cooperation mode and realizing diversified financing,so as to provide reference for other real estate enterprises to implement the light assets strategy.
