| At present,with the slowdown of economic growth,the real estate market control is getting stricter and stricter,the market competition is getting fiercer and the real estate bubble is bursting faster.Although the "bonus era" of China’s property market is gradually passing away,the Central Economic Work Conference held in early December 2021 clearly pointed out that the development of the commodity housing market should be vigorously supported,and policies should be applied to cities to effectively promote the healthy development of the real estate industry.In this realistic background,China’s real estate enterprises continue to be divided,and most small and medium-sized real estate enterprises are facing increasing investment,financing and operational risks.In this highly competitive and crisis-ridden environment,how can we overcome the industry characteristics of long real estate project cycle,large investment and high uncertainty,and ensure the return on investment while maximizing risk avoidance? Therefore,companies need to conduct a comprehensive feasibility study of the proposed investment development project.Based on the theory of project feasibility analysis,this paper uses the case study method to analyze the investment benefits and risks of X real estate project,and gives the corresponding conclusions and recommendations.The main research content involves the following three aspects: firstly,a brief description of the relevant theories of real estate project feasibility studies,including development procedures,research principles and contents,etc.Secondly,through field research,the investment environment and market positioning of X project were introduced in detail,and the strengths,weaknesses and threats of the project were derived through SWOT analysis;thirdly,the case study method was used to analyze the investment returns and risk control of X real estate project,involving investment measurement,financial evaluation,social benefits and risk control,so as to draw conclusions and recommendations on the investment feasibility of X real estate project and help J avoid the investment risks of X real estate project as far as possible.Based on the characteristics of small and medium-sized real estate investment projects,this paper applies the basic theories of investment science and feasibility study to the project practice of real estate investment,and acquires a large amount of first-hand information through field investigation,in an attempt to scientifically and rationally apply feasibility study methods to obtain practical and reliable analysis conclusions,and provide methodological reference and reference for investment feasibility study of real estate enterprise development projects. |
