Construction And Application Of Evaluation System For Development And Operation Of Industrial Park

With the increasing complexity of the domestic and foreign economic With the increasingly complex economic environment at home and abroad and the adjustment of the national strategic development direction,the development space of the domestic real estate market has been gradually compressed,and some leading real estate development enterprises have begun to shift their strategic focus to the field of industrial parks.Under the new situation,how to improve the development efficiency of industrial park projects and how to carry out refined operation and management,so as to reduce costs and improve efficiency,is a consensus issue that needs to be considered urgently.This paper first introduces the concept,type and development steps of industrial parks,as well as the theoretical research and characteristics of post-evaluation,and sorts out and defines the relevant theories.Secondly,through literature combing,referring to the national standards for post-project evaluation,combining the common indicators of real estate project evaluation and the individual indicators of industrial parks,as well as the results of actual research,the final industrial park evaluation index system was established from multiple dimensions such as project decision-making,preparation,implementation,economy,investment,operation,efficiency,and impact.After that,the current weight calculation method and evaluation method are compared and screened,and finally the entropy weight method and the matter element analysis method are combined to construct a model for the evaluation of industrial park projects.Finally,taking the Luoyang Z Industrial Park project(phase I)as an example,using the constructed evaluation system for empirical analysis,it is finally found that the project development,economy and investment promotion are excellent,and the operation management and project impact are good,indicating that: The positioning and direction of regional industrial development affect the development and construction of the project and the later operation and maintenance,and the research and planning should be done in the early stage of project development;The realization of project profits is highly related to investment promotion,development progress and cost control,and you can start from this part for optimization to improve project profits.Configure the industrial structure of the settled enterprises in the industrial park,build a mature industrial chain,and improve the supporting services of the park,which is conducive to improving the maturity of the industrial park,forming a brand effect,and promoting a virtuous circle between the park and the settled enterprises.Through the above research,it is found that the results analyzed by the industrial park development and operation evaluation system constructed in this paper can objectively reflect the actual situation of project development and operation,which has certain scientificity and rationality,supplements the research gap in this field,and can provide reference for the development and operation evaluation of similar projects.
