In the past two years,a series of policies have successively unveiled by central and local government in China,for a purpose to stimulate the real estate industry towards the healthy path,including loan interest reduction for the first and second apartment,down payment percentage reduction,more optimization and adjustment for applicable range of housing provident fund,housing allowance for purchasing apartment by family with the second child,discounts for deed tax while purchasing the first apartment and so forth.However,as the public data released by NBS(The State Statistical Bureau),the total amount of real estate investment was CNY 13.29 trillion in 2022,10%reduced year-on-year;the total area of commercial housing was 1.358 billion square meters,24.3%reduced year on year,in which the sold residence area has reduced up to 26.80%,the sold amount of commercial housing was CNY 13.33 trillion,26.7%reduced and the sold amount of residence therein reduced up to 28.3%.In addition,the commercial housing area to be sold in the past 10 months was 547,340,000 m~2,9.0%risen year-on-year.The residence therein to be sold has risen to 16.6%.Although a series of preferential policy unveiled by central and local government,the urbanization progress in China has gradually turned into a slowly developed period from high-speed development due to complicated and changeable international circumstances nowadays,macro-economic to be further changed as well as successive outbreak of Covid-19 pandemic.In fact,from long time ago the real estate market has already stepped into a new stage integrated with improvement-based and rigid demands from sole rigid demand stage.As described above,this new stage requires more challenges to the marketing of real estate,namely the superpower will be more powerful,and the specialization of marketing will be subdivided more and more.The real estate marketing system under complicated,changeable and risky circumstances is nowadays influencing some real estate companies such as difficult capital recycle,capital chain break,or even bankruptcy,or some of them have been reduced to be an“Employee”and restricted by external marketing system for long time due to their high debts.This paper highlights the marketing investigation in Mianyang region for the competency of marketers of WV Real Estate Company and the internal/external circumstances of this company;this paper proposes a series of improvement measure and scheme for competency model based on analyses on issues;by integrating theories with practices,this paper discusses the conclusions based on the achievements obtained from applied research,in addition,a model research has carried out for similar companies.Therefore,this paper,in the position of WV Company and integrating company’s realities and development demands,proposes that the company shall properly assign marketers based on the recruitment applicable to the competency mode,playing sufficient role of merit examination and assessment for their competency.For those who meet the development demands,the company shall provide opportunities for their career promotion and integrated salary and welfare.In the meantime,the company not only aims at stable development as per existing plans,but also optimizes and changes the recruitment methods,assignments and a feedback mechanism applicable to their competency of marketers.The company shall explore the backup of marketers for long term and healthy development,build up a proper talent structure.For the company itself,this paper is not only very valuable for research,but also significant references to similar companies.This paper highlights the value in two aspects,firstly the author considers the company itself and works as HR specialist,full of practicable demands integrating theories with practices;for existing issues,the paper carries out systemic investigation and analysis as well as conclusions,which is able to set up integrated competency mode,not only to set up front end systemic solutions for recruitment management,but also systemic verification for back end of recruitment such as merit examination,assessment and training,aiming to facilitate the healthy development of the company related to HR system so as to ensure the high-efficient running of the marketing system.Secondly,this paper not only provides references to similar companies,but also the exploration value to guide the recruitment,examination,and salary management for marketers of real estate industry,based on the optimization and application for the recruitment system in WV Company. |
