| As an important part of our country’s economic development,real estate not only carries the mission of ensuring the residents’ contentment and contentment,but also provides the necessary commercial,service,cultural and other infrastructure for the prosperous development of cities.With the development of reform and opening up,the real estate industry developed rapidly.In 1998,the housing market reform was implemented and the housing distribution was monetized,which injected a strong impetus to the development of the real estate industry.However,the cost control of many real estate enterprises is not very good,for example,the cost per unit area of the real estate industry soared;Industry of real estate in our country project personnel cost control consciousness is weak;Real estate industry in our country is insufficient in cost control,budget overspending phenomenon often exist.Therefore,how to make the minimum cost and maximum profit in the construction of the project has become the primary problem for real estate enterprises to solve.Therefore,this thesis takes the cost control of real estate projects as the topic to carry out research:First of all,according to the characteristics of real estate development,the cost control stage is divided into investment decision stage,design stage,construction stage,completion(including sales)stage.These four stages do not exist in isolation,but are interrelated and influence each other.Any stage of the cost control work is not done well,the impact on the total cost of the project is huge.The ultimate goal of cost control is to reduce the total cost of the whole life cycle,rather than reducing the cost of a certain stage.So in the project cost control work should pay attention to each stage.Secondly,earned value method can dynamically monitor the deviation of project cost and schedule in real time.Calculate the three basic parameters of BCWS,ACWP and BCWP,as well as the four evaluation indexes of CV,SV,CPI and SPI,judge the project implementation.If the deviation exceeds the allowable range,it is necessary to find out the reasons and take corresponding measures to correct the deviation.Earned value method makes the actual cost consumption look more intuitive,more accurate,much more accurate than the previous extensive cost statistics.Thirdly,this thesis introduces earned value method into Project A.Earned value method can dynamically monitor the deviation of project cost and schedule in real time and calculate BCWS,ACWP and BCWP three basic parameters,V SV CPI SPI four evaluation indicators to judge the implementation of the project.If the deviation exceeds the allowable range,it needs to find out the reason and take corresponding measures to correct the deviation.Finally,combining the problems in cost control in case A and the reasons for the deviation analyzed by earned value method,optimization measures are proposed according to the relevant theoretical knowledge of cost. |
