An Interactive Study Of Multiple Subjects In Renovation Of Old Community

With the rapid advancement of urbanization in my country,the renovation of old communities,as an important way of urban renewal,has attracted more and more attention from governments at all levels.However,the renovation of old residential areas in my country is still in its infancy,and it is basically led by the government from top to bottom.In the renovation of old communities under the leadership of the government,problems such as single main body,neglect of residents’ needs,insufficient public participation,difficult supervision,and long-term management have gradually become prominent.As a new first-tier city,Chengdu adheres to the concept of building a livable city and actively promotes the renovation of old communities.However,with the increase in the number of renovations of old communities,due to the constraints and influences of various factors,the interaction of various governance bodies in the renovation of old communities in Chengdu has become more and more prominent.This paper takes the interaction phenomenon of relevant subjects such as government,community,residents and market enterprises as the entry point,and explores the interactive roles,interactive processes and existing problems of various subjects in the renovation of old residential areas in Chengdu from the perspective of multiple subjects.Finally,the focus is on Analyze the root cause of the problem and put forward governance suggestions in a targeted manner to promote the smooth implementation of the renovation of the old community and provide a reference for the realization of the good governance of the old community.Focusing on the central problem to be solved,this paper uses stakeholder theory,social interaction theory and multi-center governance theory as the theoretical basis of the research,and takes five typical old communities located in the main urban area of Chengdu,Sichuan Province as research samples.Residents,community staff,sub-district office staff,property managers,etc.of the selected sample communities conducted semi-structured interviews.On this basis,the current interactive roles and interactive processes between multiple subjects were clarified,and it was found that multiple subjects interacted with each other.problems in the process.Then,the interview data were coded through the text analysis of Nvivo software.After careful screening and sorting,a total of 33 primary codes and 12 secondary codes were formed.After summarizing and summarizing,the core themes were formed and an explanation framework was established.Finally,the interactive questions were analyzed.main cause.In the future renovation practice,each governance subject adheres to the problem and root causeoriented,and explores the countermeasures to realize the benign interaction of multiple subjects in the renovation of old communities.Through this research,the conclusions that can be drawn are:(1)The interactive roles involved in the current renovation of old communities mainly include the government,the market,community committees and residents;the interaction process is mainly divided into three stages: conflict,adjustment,and cooperation;(2))The current interaction problems encountered in the renovation of old residential areas mainly include four aspects: insufficient awareness of subject interaction and solidified concept,weak willingness to interact and insufficient participation,low degree of subject interaction and unbalanced interaction,lack of subject interaction supervision and chaotic interaction.;(3)The main reasons for the interaction problems in the current renovation of old communities are subject defects,communication influences,psychological motivations and institutional roots,which can be divided into internal and external factors.Among them,the internal factors mainly include subject defects and psychological motivation.The main defect is the contradiction between the needs of each subject in the early stage of the transformation,and the psychological motivation is the internal driving force for problems in the interaction during the transformation process.The external factors include the influence of communication and the source of the system.The influence of communication is the direct driving force of the interaction problem,and the system root of the interaction problem is that there is no corresponding system guarantee.It is under the joint action of these two factors that the interaction between the various subjects is gradually fragmented,and the governance efficiency is low;(4)Under the framework of polycentric governance,to solve the current interaction problems,the following four aspects require multiple governance.Subject attention:first,cultivate interactive subjects to achieve efficient interaction;second,guide social psychology to achieve benign interaction;third,strengthen communication and coordination to achieve orderly interaction;fourth,improve supervision and guarantee to achieve continuous interaction.
