| With the increasing demand for urban tourism,people’s recognition of the "small and beautiful" new type of accommodation business is also rising.The author learned from the relevant business managers of home accommodation channels that as of March 2021,Kunming has a total of more than 7000 online urban home accommodation houses and more than 2500 registered landlords,and this number is also consistent with the growth trend of urban home accommodation nationwide,showing an upward trend year by year.With the sharp increase in the number of urban homestays,many investors and entrepreneurs have gradually turned their investment vision to urban homestays.At the same time,a large number of idle houses in large cities have also promoted the development of urban homestays,which are characterized by small investment and low entry threshold,and have also become the preferred project for the new generation of entrepreneurs or part-time investors.However,during the operation of urban homestays,there are also various practical problems that are difficult to solve,such as the difficulty in handling licenses,the difficulty in unifying the security and safety standards for check-in registration,the difficulty in ensuring the property security of the landlords themselves,and the numerous complaints from the neighbors,which are also a series of practical difficulties that are really bothering the current operators and practitioners to be engaged in.So if there are vacant houses,or if people interested in the industry are suitable for operating urban homestays,how to conduct risk assessment before operation? What is the current operating risk status of Kunming urban homestay? And how about the future development of urban homestay? Based on the above ideas,this paper proposes the following three main research questions:Question 1: How to build the risk assessment system of Kunming urban homestay operation?Question 2: What is the current situation of the operation risk of Kunming urban homestay?Question 3: How to control the operation risk of Kunming urban homestay? And urban homestay development strategies and suggestionsIn view of the above problems,the risk in the current operation is perceived,analyzed and summarized from the perspective of the operator,and the following research conclusions are formed.First,establish the risk assessment index system of Kunming urban homestay operation.It is concluded that the management risk assessment system of Kunming urban residential accommodation is divided into three levels,with two first-level indicators;There are 5 secondary indicators and 19 tertiary indicators.Based on the five categories of secondary indicators,namely,the objective business environment,stakeholders,the operating cost of homestay,its own operating capacity and the service environment of homestay,the two primary indicators are summarized up and subdivided into 19 secondary indicators.Second,the weight of each index of the Kunming urban homestay operation risk assessment system is obtained.The specific method is to invite industry experts and scholars to score 19 index factors,and calculate the weight of index factors at all levels in the management risk assessment system of Kunming urban homestay by using the analytic hierarchy process.It is concluded that the influence degree of the secondary index weight from high to low is based on the objective operating environment,the operating cost of the home stay,stakeholders,the service environment of the home stay,and its own operating capacity.Thirdly,the risk score of the current situation of Kunming urban homestay operation is obtained.Through expert scoring,questionnaire survey and evaluation data collection,combined with the weight,the evaluation score of the operation risk of the Kunming urban homestay was obtained,and the comprehensive score of the analysis and evaluation of the operation risk of the urban homestay was calculated to be 0.498,indicating that the overall risk of the Kunming operating urban homestay was below the average line of 0.5,which was a little lower than the middle level.The scores of five secondary indicators from high to low are respectively five secondary indicators from high to low,which are 0.204 for the objective environment of operation,0.114 for the operating cost of homestay,0.086 for stakeholders,0.049 for the service environment of homestay and 0.045 for its own operating ability.The ranking order and weight are consistent with the logic of the facts.Fourth,it points out how to control the risk of operating urban residential accommodation in Kunming.Based on the risk assessment score,the risk control suggestions are given from two aspects: the operators to be engaged and the existing industry operators.At the same time,it also points out the main problems existing in the operation of Kunming urban homestay according to the corresponding scores,and proposes that the development of Kunming urban homestay needs to be improved from the operator level,the government level,and the industry level. |
