High-quality development has become a trend in the development of all walks of life in our country,the housing construction after several decades of development,has changed from a simple quantitative expansion stage to a quality improvement stage,with social progress and improvement of people’s living standards,people’s demand for living in existing housing gradually increases,and the requirement for the quality of existing housing is more and more high.Our country has a huge number of existing houses.However,some of the existing houses’ quality problems are outstanding,which can not make the residents’ residential demand be satisfied.In order to carry out the strategy of strengthening China with quality,conform to the trend of high-quality development in the new era,improve the degree of residents’ demand for existing housing and improve the quality of existing housing,it is urgent to make accurate and scientific evaluation of the quality of existing housing.Previous evaluation studies mainly focused on the implementation effect of specific reconstruction projects before the residential buildings were put into use or after the reconstruction of existing residential buildings,and the established index system and evaluation model were not enough to determine the direction and specific implementation content of the quality improvement of existing residential buildings,nor could they meet the demand for comprehensive evaluation of the quality of existing residential buildings.And it does not take into account the actual needs of residents for the quality of existing housing.In this paper,existing housing quality in urban areas is taken as the main research object,and a comprehensive evaluation index system of existing housing quality is constructed.Guided by residents’ living demand,the living demand is included in the weight of comprehensive evaluation index of existing housing quality.First of all,the concept of existing housing quality is defined,the characteristics of existing housing quality are analyzed and summarized,the relevant methods of comprehensive evaluation of existing housing quality are sorted out,the stages and factors affecting the quality of existing housing are summarized,and the status quo of existing housing quality and residents’ living demands are analyzed.Based on the residential demand of residents,this paper preliminarily selects the indexes related to the comprehensive evaluation of existing housing quality in domestic and foreign literatures and related norms and standards,and finally determines 14 comprehensive evaluation indexes of existing housing quality by using the expert meeting method,which constitutes the comprehensive evaluation index system of existing housing quality.Secondly,based on the constructed evaluation index system,starting from the residential demand of residents,through the method of combining DEMATEL-ANP and House of Quality model,the residents’ demand for existing houses is included in the index weight determination.On this basis,the fuzzy comprehensive evaluation method is selected to evaluate the existing housing quality,and the comprehensive evaluation model of existing housing quality is constructed.Finally,based on specific existing residential projects,the comprehensive evaluation model of existing residential quality is used to evaluate,and the results of the comprehensive evaluation of existing residential quality are good and consistent with the actual situation,which proves the effectiveness and applicability of the comprehensive evaluation model of existing residential quality constructed in this paper.According to the evaluation results,This paper puts forward some suggestions on how to improve the quality of existing housing to meet the living needs of residents.The research of this paper provides references for the comprehensive evaluation of existing housing quality,provides references for decision makers to determine the direction of improving the quality of existing housing and the determination of specific projects,and provides theoretical basis for the quality management and quality control of existing housing. |
