Study On The Evaluation Of Urban Resident Housing Quality Satisfaction

Since 1980s,with the formation of market in commercial residential real estate,the economic in our country has developed extremely fast,at the same time,the conception and structure of residential consumption have transformed.The requisition of citizen for the housing quality has improved constantly,the problems that security,comfortable, high-quality living environment have been cared about by people.For the health,stability, lasting development of real estate enterprise in the fierce market competition,and the future quality improvement of the urbanite's house,this lecture stand by household's side, carrying on the empirical research;testing the citizen's satisfaction level of housing quality.On the basis of many research results concerning housing quality satisfaction,the author constitutes the satisfaction evaluation index system of the residents' house quality which including 7 first class indexes and the 42 second index.And then choosing the suitable membership function and weight structure for determining the weight of each index,with applying the fuzzy mathematics to evaluate the satisfaction of urban resident housing quality.19 residential communities have been selected as a sample survey in Hongshan district of Wuhan city.In the investigation,as a total of 308 questionnaires,273 were received as valid questionnaire.The author has been making a comparative analysis on the satisfaction level of housing quality,in different housing type,different family's income level,different age and different cultural levels.The result of study as the follow:(1) The evaluation of urbanite's satisfaction to the housing quality of Hongshan area in Wuhan is high,its value is 82%.According to the survey results,residents are satisfied with their basic auxiliary facility most and unsatisfied with their common service facility most.(2) Compared with the different types of the houses,residents in the medium-to-high grade commercial housing are satisfied with their housing quality most. The value of satisfaction is 84%,and then followed by ordinary commercial housing residents and affordable housing residents.(3) In the comparison of different household income level,the residents of more than 8000 yuan monthly income families are satisfied with their housing quality most.The residents of the other household income level to housing quality satisfaction rating with descending order is 6001-8000 yuan monthly income families,2001-4000 yuan monthly income families,4001-6000 yuan monthly income families,and less than 2000 yuan monthly income families.(4) Compared with the different age,84%is the highest about the housing quality satisfaction which belongs to 35 year old and even younger citizen.The degree of satisfaction with descending order about the housing quality in the other ages is as follows: 36-45 years old,elder than 55 years old and 46-55 years old.(5) In the comparison with the different culture level,the graduates resident have the highest degree of satisfaction with the housing quality,which is 84%.In the other culture level,the degree of satisfaction with the housing quality went down as the follow: elementary school and illiteracy,master and doctor,college and senior high school or technical secondary school.
