Due to the large number of people in urban villages,imperfect supporting facilities and poor living environment,the development of cities has been seriously hindered,and the transformation of urban villages has been started all over the country.The reconstruction of urban villages is complex,and the amount of capital input is huge,especially the realization of stock land,which involves project demolition,compensation and compensation,and the transfer of land procedures.The external is restricted by the approval environment and macro policies,and the internal is affected by the enterprise funds and project system.It has the characteristics of long realization cycle,many risk points,and a wide range of influence.In this context,the risk management of stock land realization is particularly important.This paper takes the B urban village reconstruction project developed by Company A as the research object,based on the life cycle theory and risk management theory,in which the life cycle theory provides theoretical support for the integrity of the paper’s risk identification scope,to ensure that the land realization risks of B urban village reconstruction project of Company A are fully identified at each stage;The risk management theory provides a theoretical basis for the systematicness of project risk management in this paper,and follows the principles of risk identification,risk assessment and risk response.By consulting the data of urban village reconstruction and project risk management,and combining with the actual situation of B urban village reconstruction project,first of all,WBS-RBS(Work Risk Decomposition Structure Method)is used to identify the risks of the whole life cycle of the realization of the project stock land,and identify the external and internal dimensions,four categories,and thirteen risks.On this basis,the impact weight of each risk item of the project on the whole is obtained through the analytic hierarchy process.Combined with the fuzzy comprehensive evaluation method,the project risk score grade is calculated through some columns,and the risk degree of the project is judged accordingly.Finally,according to the identified risks,countermeasures are proposed one by one,aiming to achieve the smooth realization of the stock land with the minimum risk.This paper precisely studies the subdivision field of land control realization.The research ideas and researchers hope to provide some reference experience for other similar projects,so as to improve the level of project risk management. |
