The real estate industry,as a powerful economic driving force,continues to grow and has become an important force in promoting China’s economic development,however,it has also triggered a series of problems such as the continuous rise in housing prices and the imbalance between supply and demand,and restrictions on purchasing and lending," new national eight","new national five " and other government macro-control of real estate,strict land management,in this context,the traditional asset-heavy operation mode of real estate enterprises pre-production investment,long construction cycle,slow return of funds and other characteristics have been difficult to adapt to the current market development situation,real estate companies have embarked on the "heavy" to "light"operation Real estate enterprises have embarked on the road from "heavy" to "light"operation.This paper hopes to analyze the financial risks of Poly Development Holding under the asset-light operation model,help the company identify problems in a timely manner,provide reasonable and feasible management suggestions,and enrich the relevant research results to promote the transformation process of asset-light strategy for other real estate companies,thus promoting the development of the industry.This paper takes Poly Development Holding as the case object of study and conducts a systematic research on its financial risk issues after transforming into an asset-light strategy.Firstly,it summarizes and summarizes relevant literature,defines relevant concepts and conducts theoretical analysis,secondly,it describes the current challenges and development opportunities faced by China’s real estate market,introduces the financial strategy of Poly Development Holding’s asset-light operation,and on this basis,looks at the enterprise’s financing,investment Finally,the financial risk evaluation model is constructed by using hierarchical analysis and factor analysis,and 14 financial indicators are selected for analysis to comprehensively evaluate the financial risk level of Poly Development Holding.However,there are still some financial risks in financing,investment and operation capacity,and the ability to resist risks needs to be further strengthened.In order to ensure the healthy and orderly development of Poly Development Holding,the article makes some suggestions for its asset-light transformation:First,Poly Development Holding should optimize its revenue structure,reduce the proportion of heavy assets,continue to increase the share of asset-light industries,focus its resources on high value-added links in the value chain,improve the quality of its "asset-light" business,diversify its business,and find new profitability.Secondly,Poly Development Holding should further broaden its financing channels and optimize its financing structure to relieve the pressure on capital and operating cash flow;again,it is imperative to"de-inventory" and establish a credit management system to reshape inventory management awareness and increase sales efforts to reduce corporate inventory through diversified sales channels.We need to reinvent the awareness of inventory management and at the same time increase sales efforts,use diversified sales channels to reduce corporate inventory,and achieve the effectiveness of good dynamic monitoring through a sound credit management system for accounts receivable.As a whole,Poly Development Holding’s asset-light strategy has achieved the expected results and reduced its financial risk to a certain extent,but as its asset-light operation is still in the development stage,there are still some potential risks and dangers.In the face of future risks and challenges,Poly Development Holding needs to continue to broaden its business scope,explore the route of asset-light operation that is more suitable for the market environment and the company’s own characteristics,and promote the process of asset-light operation.
