| As the growth rate of China’s real estate business continues to decline and the real estate gradually returns to the residential attribute,customers have higher and higher requirements for products.Real estate companies are resource integrated companies,and the improvement of their product capacity is inseparable from the strong support and assistance of upstream and downstream real estate suppliers.A scientific and reasonable supplier performance evaluation system can help the company select excellent suppliers,so as to gradually improve the operation and management efficiency of the company and further enhance the comprehensive strength of the real estate company.AJ real estate company was founded in 2000.Earlier,with the general trend of the development of the real estate industry,the company achieved development and expansion.In recent years,due to the increasingly fierce competition in the real estate market,the rising land cost and construction cost,and the great decline in the industry profit compared with before,AJ real estate company has gradually realized that a high-quality supply chain system can reduce the business risk in the management process.Therefore,AJ real estate company has taken measures to optimize the supplier performance evaluation index system in order to ensure the realization of business objectives,so as to improve the ability of supply chain management.In this thesis,the comprehensive evaluation method combining qualitative evaluation and quantitative evaluation is adopted,that is,the literature research method,questionnaire survey method and analytic hierarchy process are used to investigate and study the optimization of AJ real estate supplier performance evaluation index system.Firstly,this thesis summarizes and combs the previous academic research on the performance evaluation index system of supplier service evaluation;Then,by understanding the current situation of the supplier performance evaluation index system of AJ real estate company,on the basis of further mastering the company’s operation and supplier performance management system,through interview and analysis,this thesis analyzes the main problems faced by AJ real estate company in the supplier performance evaluation management system;Thirdly,on the basis of determining the main principles and objectives of supplier performance evaluation,the original supplier performance evaluation index system is optimized by using questionnaire survey method and analytic hierarchy process,and the primary index,secondary index and weight of supplier performance evaluation system are re established;Finally,the role of the optimized supplier performance evaluation index system is tested through an example application,and measures and suggestions are put forward to improve the implementation of AJ real estate supplier performance evaluation index system. |
