| With the reform of the national housing system,the real estate industry has developed by leaps and bounds.According to the data in the 2019 China real estate industry analysis report-in-depth market research and development trend research,since 2017,the amount of real estate development in China has been 10.98 trillion yuan,with a growth rate of 7%.In 2018,this figure increased to 9.7%.Thus,as a pillar industry in China,the real estate industry can not only bring great benefits to China in terms of economy,but also play an important and key positive role in employment and expanding domestic demand.In 2020,in order to strengthen the ability of banking financial institutions to resist real estate credit risks,eliminate potential safety hazards caused by financial risks as much as possible and improve the stability of banking financial institutions,the CBRC and the people’s Bank of China jointly launched the real estate loan concentration management system of banking financial institutions,The Circular of the people’s Bank of China and the Chin Z banking and Insurance Regulatory Commission on the establishment of a centralized management system for real estate loans of banking financial institutions was implemented nationwide.Under the above background,this thesis takes Z bank as the research object to study its real estate credit risk management.Firstly,this thesis explores the real estate credit risk management principles and procedures based on the real estate credit risk management theory.Secondly,this thesis will elaborate the development status of real estate credit business of Z bank,introduce the current organizational structure,employee composition and basic situation of real estate credit business of Z bank,and analyze the internal and external influencing factors of real estate credit business risk of Z bank,the risk of real estate credit of Z bank and the SWOT of real estate credit risk management of Z bank.Among the internal influencing factors of the real estate credit business risk of Z bank,it mainly analyzes the political environmental factors,economic environmental factors,social environmental factors and technical environmental factors.In the risk of real estate credit of Z bank,it mainly analyzes the operation risk,policy and market risk.Thirdly,based on the CPV model,this thesis calculates the current real estate credit risk of Z bank.Finally,based on the risk core problems analyzed above,this thesis puts forward the Preventive Countermeasures of establishing real estate credit risk early warning mechanism and information sharing mechanism.At the same time,it also puts forward the guarantee measures of strengthening risk management awareness,simplifying risk reporting links and enriching risk control tools,so as to improve the level and quality of real estate credit risk management of Z bank. |
