In the recent years, the real estate industry in our country develops very quickly and gradually become the new increasing and consumption point of our national economy. It is believed that the real estate industry is the typical fund-intensive industry and it needs abundant funds to support it. At present, our real estate enterprises can seldom finance directly through the capital market, but most of them finance indirectly through banks. Furthermore, the main channel of the individual housing fund is also banks. In one word, the development of the real estate industry depends on the commercial banks more and more. However, because of the incomplete credit system outside and inside the commercial banks, the problem is that this strong dependence on the banks must result in the potential risks, for example, if there are some changes of the macro-economic policy or of the market, there may be some losses to the banks and some bad assets may incur. Consequently, the risk research of real estate loan is full of significance to the following things, including avoiding and handing the credit risks, improving the quality of the real estate loan assets from banks, prompting the active change of the banks'management, ensuring the exuberance and stable development of the real estate industry and so on.Beginning from the present credit risks of our real estate, this paper will divide this risk management of the commercial banks into three kinds, including the risk management of the real estate developing loan, of the individual hosing loan and of the interior operation of the commercial banks. Then, make use of the information economics principle, the theory of business cycle fluctuation as well as the formation of the realty bubbles analyze the deep reason that risk formation, identify according to the risk identification, the risk evaluate and the risk guard against and processed procedure, to above three aspect according to each discuss respectively from the characteristics.In the risk management of real estate developing loan, this paper analyzes the main risk types through the substantial evidence method first, then evaluate the real estate development loan risk by the degree of credit risk and analyze them directly through the warning picture of these risks. Finally to avoid and handle these risks, the paper offers the suggestion about the various financing channel of real estate development enterprise, the closed administration of credit assets etc.Meanwhile, about the risk management of the individual housing loan, the paper emphasizes to analyze the borrowers'behavior...
