| As a national pillar industry,the real estate industry plays a huge role in the development of China,but with the continuous development of China’s real estate industry,the real estate market has become more and more capital-intensive and concentrated,which is itself a capitalintensive industry with high investment costs,long investment recovery cycle,slow return of capital and poor capital realization ability.After the 19 th National Congress,in order to control property prices to the maximum extent possible,governments around the world have formulated corresponding policies based on the reality of real estate.At present,the real estate industry belongs to both challenges and opportunities,so real estate companies must pay close attention to the development of the company,and the identification,evaluation and control of the company’s financial risks determine the height of the future development of real estate companies.The thesis takes the above-mentioned background as the starting point of the study,and combines the financial data of CX Real Estate Company from 2016-2020 to conduct a study on its financial risk identification,evaluation and control.Firstly,the background,purpose and significance of the study,the current status of domestic and international research,as well as the research content and research methodology of the full paper are explained;secondly,the theories related to financial risk are discussed,and the concept of financial risk and its identification and evaluation are briefly discussed,laying down a certain theoretical basis for the subsequent research;once again,the basic situation of CX Real Estate Company is briefly analysed,and the indicator identification method to identify the risks of CX Real Estate Company in four dimensions: financing risk,investment risk,operational risk and revenue distribution risk;then,on this basis,a financial risk evaluation index system was established for CX Real Estate Company,and the financial indicators under the four risk categories were selected,and the entropy value method and efficacy coefficient method were used to calculate the risk level of CX Real Estate Company from 2016 to 2020;finally,based on the Finally,based on the results of financial risk identification and evaluation,effective financial risk prevention tools are proposed for CX Real Estate Company from four perspectives: financing,investment,operation and revenue distribution.This paper aims to draw reference from the perspective of CX Real Estate Company to the development of China’s real estate industry and other real estate enterprises,and expects the real estate industry to develop in a sustainable and healthy manner in the future. |
