| With the rapid development of our national economy,the pace of marketization and internationalization is gradually accelerated,the real estate market has made rapid progress,and it has become one of the important industries of the pillar of the national economy.However,due to the characteristics of large investment amount,long industrial cycle,strong industrial correlation and high risk in the real estate industry,its financial risk is relatively serious.Therefore,once serious financial risks occur in real estate enterprises,they will inevitably affect the sound development of related industries and even the entire national economy.This paper takes Y Real Estate Company as the object of analysis,firstly explains the research background,purpose and significance,and summarizes and comments on the relevant literature of financial risk assessment and control by famous scholars at home and abroad.Secondly,it introduces the general situation and development history of Y Real Estate Company,Thirdly,this paper chooses to apply entropy weight method and efficacy coefficient method to establish evaluation model.Through the analysis of financial statements of Y real estate Company in Chapter 3 and the determination of 13 evaluation indicators in Chapter 4according to authoritative data such as Standard Value of Enterprise Performance Evaluation,the risk of four aspects is comprehensively evaluated according to the calculation results.Finally,specific control measures are proposed respectively for the three aspects of greater risk.In terms of investment,we should do a good feasibility study and control the scale and speed of expansion.In terms of operation,we should improve the inventory turnover rate,enhance the awareness of financial risk control of relevant personnel,improve the operation management mode and strengthen the management and control of accounts receivable.In terms of growth,we should strengthen internal control and management,accelerate the integration and upgrading of business forms and timely adjust the strategic direction of the company.We hope to provide some references for other real estate enterprises to evaluate and control financial risks. |
