The real estate industry plays an important role in the process of social and economic operation.As one of the mainstay industries of economic operation,it has made great contributions to China’s economic development.The real estate industry is a typical capital-intensive enterprise,with the characteristics of high development cost,slow investment return and strong policy orientation.In recent years,in the face of the continuous rise of housing prices across the country,the country has introduced a lot of regulatory policies,such as limiting the purchase of households,three red lines,etc.,coupled with the market saturation,resulting in the vertical spatial change of enterprises themselves show a narrow trend.Real estate enterprises face hu ge development difficulties under this internal and external impact,which increases the financial crisis of real estate enterprises to a certain extent.The 2021 Financial Security Assessment Report of China’s Non-financial Listed Companies pointed out that the overall security of the real estate industry is the worst performance among the five industries,which has accumulated a large number of financial risks,and the financial situation is worrying.Therefore,it is particularly important to study the financial risk control problem of real estate enterprises.This thesis takes A real estate enterprises as A research case,and combines the financial data from 2017 to 2021 to study their financial risk identification,evaluation and control.First,A brief analysis of the basic situation of A real estate enterprise,and then the index analysis method to identify,from the solvency,profitability,moperating ability,profitability and development ability;the short-term debt repayment pressure,inventory turnover and accounts receivable turnover have certain problems,the return on equity,return on total assets,sales gross profit margin and EBITDA rate,the investment projects of the enterprise is not in the process of healthy development.In the risk identification of the development ability,it is found that the various indicators of the development ability of enterprises are affected by the income,cost,profit,assets and liabilities,and present a state to be optimized.Using the relevant data derived from the study,Select the relevant financial indicators under the four capabilities of the enterprise as the scheme layer and the criterion layer,Construct a risk assessment system,Using the hierarchical analysis and expert scoring methods,Construct the judgment matrix,Calculated weights,Test consistency,A ranking of the importance of the financial risk of real estate enterprises;Finally,from the results of financial risk identification and evaluation,it is found that the current liabilities of A real estate enterprises grow too fast,the inventory turnover is slow and the profit level of real estate projects decreases,Under the combined action of these situations,the financing,investment,operation and development ability of A real estate enterprises is facing this severe test,In the future strategic planning and development,A real estate enterprises should reasonably arrange the financing structure,introduce diversified financing means,accelerate the inventory turnover,and improve the overall development ability to effectively prevent financial risks.Through the study on the financial risks faced by A real estate enterprises,it is expected to provide reference significance for other enterprises in the same industry in the subsequent development,so as to promote the sustainable and healthy development of China’s real estate industry.
