| During the construction of China’s new urbanization,factors such as insufficient structural supply in the housing rental market have exacerbated the housing difficulties of new citizens,young people and other groups.Through the development of guaranteed rental housing,the above problems can be effectively alleviated,thus realizing that people in China can live in a secure home.However,in the current situation,there are still problems in the supply of guaranteed rental housing in China.The article takes the subsidized rental housing in Qingdao as the research object,takes its supply and demand as the research content,adopts the research methods such as questionnaire and logistic regression analysis,analyzes the current situation of supply and demand of subsidized rental housing and the factors influencing the demand,and through the matching analysis of supply and demand,deeply studies the current supply and demand problems of subsidized rental housing in Qingdao and the main reasons leading to the mismatch of supply and demand.It is found that due to the low participation of social capital,scarce land resources,insufficient policy traction and imperfect operation management system,there are problems such as insufficient total supply of housing sources,imbalance in supply types and regional distribution,and mismatch between supply household types and demand for subsidized rental housing in Qingdao at present.Based on government intervention and housing filtering theory,the article proposes a series of optimization suggestions to promote the balance of supply and demand of guaranteed rental housing based on the housing development planning in Qingdao,such as strengthening the participation of multiple subjects,revitalizing the stock of housing resources,improving the supervision and management system,and improving the quality of operation services,which provide references for the scientific planning and effective supply of guaranteed rental housing in Qingdao. |
