| With the rapid development and widespread popularization of information technology,the demand for informatization in modern society has increased,and organizations and businesses need to use information technology more efficiently to improve work efficiency and competitiveness.The M Municipal Housing and UrbanRural Development Bureau is the main regulatory body for the pre-sale of commercial housing in M City.Its original management work relies heavily on manual labor and manpower,lacking effective information management.Therefore,I have combined my on-the-job work experience and MBA theoretical learning to conduct research on the construction of the M Municipal Housing and Urban-Rural Development Bureau’s commercial housing pre-sale information management platform.First of all,the thesis analyzes the M Municipal Housing and Urban-Rural Development Bureau’s supervision and management of commercial housing pre-sale using information technology and process optimization theories,and identifies the key business activities in five areas: real estate developer qualifications and regulation,presale process regulation,pre-sale funds use regulation,construction project regulation,and support for decision-making processes.The thesis then performs business planning,process design,and regulatory point analysis of the five areas and optimizes the original business process to form the needs,principles,and contents of the information management platform construction plan.Finally,the thesis uses questionnaire survey,interview,and observation methods to obtain the evaluation data of the system’s three key stakeholders(Housing and Urban-Rural Development Bureau,real estate developers,and apartment buyers),and combine the data generated by the information platform for comparative analysis to obtain the effect evaluation of the information platform before and after use.The final result indicates that the construction of the above information platform can be highly recognized by the M Municipal Housing and Urban-Rural Development Bureau and apartment buyers,and indirectly benefits real estate developers.The platform provides effective regulatory means for the M Municipal Housing and UrbanRural Development Bureau,expanding its regulatory scope,increasing its regulatory effectiveness and transparency,enhancing regulatory power,increasing regulatory transparency,reducing regulatory costs,and effectively improving the management of commercial housing pre-sale in M City,and Promoting the healthy and stable development of the real estate industry. |
