Under the strategic development background of "strong culture" and "strong culture province",the development of cultural industry has risen to the national level。The effective integration of culture and real estate has always been in the exploration stage.The development of cultural real estate is conducive to the improvement of the level of cultural industry.The key issues are how to attract real estate enterprises to develop cultural complex projects,how to choose high-quality projects for development,what risks exist and how to control various risks.By referring to relevant literature,it is found that cultural complex products started late,there are few literatures studied,and even less analysis from the perspective of investment risk evaluation of state-owned real estate enterprises.Therefore,this paper combined the experience of state-owned real estate enterprise cultural complex investment land acquisition and YT project investment development,investment attraction operation and management to conduct a comprehensive analysis of investment risk,and form a reasonable evaluation index system.The relevant theories and results are also expected to provide theoretical basis and methodological guidance for subsequent investment risk management。First of all,through literature review,this paper studies the concept of cultural complex and commercial complex,as well as the differences and connections between them,as well as the investment risk of cultural complex project,relevant theories of risk management,and relevant theories of risk assessment.At the same time,it combines the advantages and disadvantages of HZ company and the practical experience of YT project developed.The investment risk index system of state-owned housing enterprise cultural complex project was determined through expert questionnaire survey and in-depth interview.Then AHP and fuzzy comprehensive evaluation method were used to establish an evaluation model,and YT project was taken as an example for comprehensive evaluation 。 Finally,optimization countermeasures are proposed for the investment risk of cultural complex.In future investment decisions,uncontrollable key risk projects are avoided,and high-quality projects with social and economic benefits and controllable risks are selected for investment。Through research,this paper confirms that YT cultural complex project investment risk is a lower risk。The main risks lie in social and economic environment and economic measurement index factors.Social and economic environmental risks are resolved by selecting core plots in core areas,and economic measurement index risks are solved by accelerating project development,improving project product power and accelerating project de-urbanization.Control development cost and other measures to optimize。...
