Research On The Cost Control Of WH Construction Enterprise’s S Housing Construction Project

As one of the pillar industries in our country,the construction industry plays an important role in the steady growth of the national economy.Over the past 4 0 years of reform and opening-up,batches of excellent enterprises have emerged in the construction industry,forming a pattern of China’s construction industry with China State Construction Engineering Corporation and China Railway Construction Corporation as the leaders and the majority of small and medium-sized private construction enterprises as the assistants,forming a diversified and multi-directional development trend.At the same time,with the rapid development of information technology,the construction industry has been deepening reform;the traditional extensive management model has been outmoded to the development of modern construction enterprises.Small and medium-sized construction enterprises,whether in terms of market share or capital share,cannot be comparable to the large enterprises for their longtime occupation in market,and abundant capital.Only through its own innovation,introduction of new technologies and new processes,updating of the traditional business philosophy,and fine control and management of the cost,can it be possible for small and medium-sized construction enterprises to fight in the market to obtain the opportunity to survive,so as to obtain operating profits,to make louder their own brands.So far,the construction projects of most small and medium-sized construction enterprises still face problems such as high costs,inadequate management systems,and insufficient personnel cost awareness.These series of problems have led to low economic benefits for these enterprises.Therefore,establishing standardized cost control for construction projects is of great significance for the sustainable development of small and medium-sized construction enterprises.Based on the analysis of the domestic and foreign construction cost related literature,taking WH construction enterprise as an example,the S housing construction project of the case enterprise is roughly divided into three parts: the initial stage,the operation process and the completion stage,and corresponding improvement measures are proposed for the existing cost control problems of each part.For the problems existing in the initial stage of the S housing construction project,such as the unclear decomposition of the project target cost,the lack of enthusiasm of the staff,the contract defects,etc.,combined with the use of the target cost method,the case company’s S housing construction project cost was decomposed layer by layer,and the establishment of the target cost control system was proposed,as well as the improvement of the staff assessment system and contract management.In view of the problems of labor cost overrun,material control chaos,inefficient use of mechanical equipment and other problems in the project operation process,and in combination with the actual situation of the project,optimize the management processes such as the use of materials and equipment.In view of the problems such as the delay of construction period and the lag of cost data in the completion stage,it is proposed that the calculation of construction period should be comprehensively considered,the project cost special post should be set,the earned value method should be introduced,and the deviation analysis should be carried out for the WH construction enterprise S housing construction project,and the effective method of cost control should be explored by comparing and analyzing the data.In the new era of complex market economy background,the homogenization of competition among construction enterprises is increasingly fierce.In the increasingly transparent enterprise communication activities,cost control has gradually become the foundation of construction enterprises in the market.Only on the premise of good construction safety management and strict control of project quality,can the enterprises improve the profit possibility;enhance their own strength,thus increasing the possibility of creating a corporate brand,and developing in a healthy and steady way.
