| The contradiction between urban development and resource shortage is becoming more and more prominent with the new achievements of our economic development.The problems of environmental pollution,energy exhaustion and excessive consumption are increasing.One of the main contributors to the problem is the current huge housing construction program.Currently the most significant energy consumption characteristics of chinese residential construction projects are low energy efficiency,high energy consumption and high emissions,but also the most serious problem.In view of this,it is necessary to combine the concept of energy conservation with the construction of residential buildings,and fully consider the energy saving in the operation and maintenance phase.Based on the theories of sustainable development,the theories of systems engineering and the housing construction project energy conservation related theories,the paper selects the operation and maintenance stage of the whole life cycle as the research stage,regards energy conservation in the residential construction project operation and maintenance stage as a system.Firstly,from the perspective of the whole society,this thesis identifies and selects the influencing factors of energy saving during operation and maintenance phase of residential construction projects.By using two research methods of literature research and expert interview,25 influencing factors were finally determined and further divided into energy-saving policy factors,environmental basis factors,energy-saving cognition factors and energy-saving management factors,so as to construct the energy-saving influencing factor index system in the operation and maintenance stage of residential construction projects.Secondly,based on the study of Chapter two and Chapter three,the thesis carries out an empirical study on the influencing factors of energy conservation in the operation and maintenance stage of residential construction projects,to explore the key action path and key influencing factors,among the latent variables,the influence of energy-saving cognitive factors is greater,followed by energy-saving policy factors and energy-saving management factors,and the influence of environmental basic factors is the least;Among the observed variables,there are 14 factors,which are the key influencing factors of energy conservation in the operation and maintenance stage of residential construction projects.Finally,according to the empirical research conclusions,reasonable suggestions on energy-saving measures in the operation and maintenance stage of residential construction projects are put forward respectively according to the dimensions,and give some advice with energy-saving work of government departments,customers/users,equipment and facilities operation and maintenance enterprises,property management companies and many other participants are offered.Therefore,this paper is a useful supplement to the research on energy conservation in the operation and maintenance stage of residential construction projects.First,it enriches the research content and methods in this field.Secondly,it provides reference for many participants to objectively understand the energy saving in the operation and maintenance stage of residential construction projects,which has certain theoretical and practical significance. |
