| Against the background of stock construction,the continuous economic development has led to the launch of urban renewal projects,people’s lifestyles have started to improve and residents’ needs have gradually increased.The maturity of design solutions,the development of technology and the advancement of science and technology have led to accelerated improvements and innovations in modern communities,especially modern commercial housing communities,in terms of improved functional facilities,community management and operation,and diverse spatial functions,while the housing reform policies in the past two years have imposed In the last two years,the housing reform policy has imposed stricter restrictions on the sale of existing public housing,resulting in a stronger demand for the renovation of older communities built earlier.The community of the future is a new community concept proposed by the government of Zhejiang Province to improve and enhance the economy,culture and life within the community,based on a future perspective.This paper addresses the problems that existed in previous theories and practices of old community renovation,introduces evaluative methods into old community renovation,constructs a hierarchical comprehensive evaluation system for old communities,and on this basis,further improves the ex ante evaluation system and ex post evaluation system for old communities,and finally verifies the rationality,scientificity and rigour of the system through empirical research.This paper is divided into three main parts.Firstly,this paper will sort out the development history of old community renovation in China and elaborate on it with reform and opening up as the dividing line;on this basis,it will analyse the main features of old community renovation in terms of renovation principles,purposes,methods and contents;combined with the nine future directions of community renovation,it will outline the main problems and contradictions of old communities from the value dimension by urban and rural communities;at the same time,combined with the urban and rural old community The questionnaire survey on the construction of old communities in urban and rural areas shows the four major problems and public demands that need to be solved in the development of old communities in urban and rural areas.Secondly,the theory,method,content,meaning and process of constructing a comprehensive evaluation system for old communities are explained.On this basis,the ex-ante evaluation system of old communities is constructed,using the method of cascade analysis as the weight setting method,and the value of TORSE to reflect the size of the current potential of the old communities to be renovated for renewal.Taking the ex-ante evaluation of Wen Nan She as an example,the overall situation of Wen Nan She is evaluated through the Richter scale factor evaluation of community residents,managers and relevant scholars,and through arithmetic operations.Similarly,the post-evaluation system of the old community was constructed,and the fuzzy comprehensive evaluation method was used to judge the effectiveness of the pre-evaluation transformation of the old community by the size of the Z value.Finally,in response to the current situation of the field research,the top five factors with greater impact were selected to propose an optimisation strategy,combining the results of the pre-and post-evaluation of the old community,to further verify the feasibility of the evaluation system.The research on the transformation of old communities in Taiyuan City under the future community model shows that: 1)the current old communities generally suffer from three problems: poor humanisation,poor ecological results and poor implementation of wisdom;2)there is a gap between the outstanding problems and public opinion needs in urban and rural communities;3)combined with the domestic and international evaluation systems for the transformation of old communities and the existing problems and characteristics of old communities in China,a preliminary old community ex ante evaluation index system,with a total of 19 evaluation indexes,and similarly,inductively build an old community ex post evaluation index system,with a total of 32 evaluation indexes;4)Different community types have different research directions and focuses in different transformation periods,further verifying the correctness of this paper’s evaluation ideas and evaluation system,and providing reference for similar types of community transformation ideas in Taiyuan. |
