| With the development of China’s economy in recent years,the construction market has entered a new stage in continuous standardization and improvement,and at the same time,the competition between construction enterprises has become increasingly fierce,which requires construction enterprises to think about how to improve quality and efficiency in the implementation of engineering projects and effectively reduce project costs in the process of further deepening reform and transforming the operating mechanism.If construction enterprises want to be invincible in the bidding of engineering projects and maximize the profits of engineering projects,they must use scientific methods in project management to establish a project cost management mechanism.Residential construction projects have their own difficulties and their own characteristics,so cost control is bound to be very important.Taking the cost management of XF residential construction projects of Beijing M Construction Enterprise as an example,this paper analyzes and studies the cost control of construction projects,and studies the project cost management mode,project cost control principles and project cost management methods.Focus on the cost control analysis of the bidding stage,pre-construction preparation stage,construction stage and completion stage of the project.Among them,the bidding stage uses the grey prediction GM(1,1)model as the guiding basis for bidding quotations,and adjusts the bidding price according to the real situation of the enterprise,so as to enhance the rationality of the winning bid price of the enterprise.In the construction preparation stage,the target cost analysis method is adopted to adjust and determine the project target cost on the basis of improving the project profit margin,and then according to the schedule plan of the project,the quarterly target cost plan is prepared.The earned value method is used to coordinate the relationship between cost and schedule in the construction stage,and the earned value parameters are analyzed,the causes of deviations are summarized,and cost management measures are formulated in the construction phase.In the completion stage,the settlement cost of the project completion is sorted out and the accounting analysis is carried out.Finally,the project cost is evaluated after evaluation,the difference between the target cost and the settlement cost is calculated and the reasons for deviation are analyzed,so as to summarize the cost management experience,provide experience and lessons for the future project cost management,and help to achieve the optimal management of project cost.Through a series of cost control methods,the cost management of the project hasfinally reached a high level,which can bring certain reference significance for construction enterprises to the cost management of the same type of residential projects,and to a certain extent,improve the economic benefits of construction enterprises,and further explain that it can bring certain reference significance to the management of projects by other construction enterprises. |
