| The implementation of urban renewal projects involves the government,platform companies,partners,financial institutions,owners of original property and other stakeholders.However,due to the different interests of all parties,there may be communication and management problems such as information asymmetry,confidence crisis,game deadlock,misinterpretation of objectives,unilateral or multi-party confrontation,etc.The solution of these problems is conducive to ensuring the information symmetry,contradiction resolution and consistent objectives of stakeholders in urban renewal project management,which is conducive to the progress,quality and cost control of urban renewal projects,and ensure the successful implementation of urban renewal projects.This paper takes the urban renewal project group of GXGZ Company’s private science and Technology Park as the research object.Firstly,the literature research method is used to identify the stakeholders involved in communication management.Secondly,the individual in-depth interview method is used to investigate and fill in the gaps,and to summarize and classify.Thirdly,data were collected through questionnaire survey,and SPSS27 was used to conduct reliability and validity analysis and descriptive statistical analysis on the data,so as to find out several prominent problems,obstacles and favorable conditions in communication management,and further analyze and find out the main problems,obstacles and favorable conditions of various stakeholders.Finally,the optimization strategy is put forward.This paper identifies 23 stakeholders,which can be summarized into 8stakeholders,including the government,platform companies,partners,financial institutions,owners of original property,independent third parties,intermediary service institutions,and others(media,public,basic medical and primary and secondary education institutions,etc.).The results show that the most prominent problems in communication management,accounting for more than 50%,are information asymmetry,trust crisis and game deadlock.For the serious obstacles,accounting for more than 50%,they are insufficient fund guarantee,tedious decision-making process,lagging decision-making,and large differences between compensation standards and demands of the demolished persons;What is highly needed by the communication management is meeting communication,project risk and fund information,project plan implementation,accuracy of communication information and timeliness of communication information.After further analysis,it is concluded that the main problem of GXGZ company’s internal communication management is information asymmetry,the main obstacle is decision-making lag,and the most favorable promoting condition is to meet the needs of project plan implementation.By the same token,analyze other stakeholders to find the most important problems,obstacles and advantages respectively.On the whole,the communication management of the research object should build the confidence of stakeholders,optimize the project organization,establish a communication management platform,and carry out communication pre-planning.In addition,suggestions on communication channels for stakeholders are put forward.Internally,GXGZ company should cultivate the awareness of active communication,optimize the division of functions,straighten out the work flow,and build the information platform.Externally,communication should be pre-planned,personnel organization should be in place,working mechanism should be sound,and tools should be fully used. |
