With the continuous advancement of urbanization in China,urban development has shifted from incremental development to stock renewal,and building renovation has become the norm,with a greater focus on community renewal,factory renovation,and commercial upgrading.Existing buildings are divided into existing public buildings,existing industrial buildings,and existing residential buildings.Among them,the existing public buildings have the characteristics of large construction volume,multiple load-bearing functions,high frequency of use,and high energy consumption,making their renovation potential enormous.However,in the actual construction cost control of renovation projects,static cost control methods are mainly used,lacking dynamic and systematic control,and unable to provide timely feedback on cost changes,resulting in project cost overruns from time to time.At present,existing research results mainly focus on the renovation methods of existing buildings,methods and technologies for structural reinforcement,and the cost-effectiveness of renovation projects throughout their entire life cycle,lacking consideration of influencing factors,as well as the internal relationships and impact mechanisms between influencing factors.This article takes public buildings as the research object,based on Analytic Hierarchy Process and System Dynamics Model,establishes an index system for influencing factors of renovation construction costs,studies the action path of influencing factors of construction costs,constructs a cost control model for existing building renovation construction,and evolves based on actual cases to provide quantitative basis and decision support for construction cost control,and improves the management level of existing building renovation costs.Firstly,establish an indicator system for the influencing factors of the construction cost of existing building renovation.Based on literature research and expert interviews,this paper identifies and divides the influencing factors of the reconstruction cost of existing public buildings,establishes an index system of influencing factors of the reconstruction cost of existing public buildings,including 5 first-level indicators and15 second-level indicators of manpower,materials,machinery,methods and environment,and uses analytic hierarchy process(AHP)to calculate the weights of influencing factors.Secondly,a cost control model for existing building renovation construction is constructed based on system dynamics.Combined with the characteristics of the existing public building renovation,the system target and system boundary are determined.From the perspective of three objective management of construction projects,this paper analyzes the causality between the factors affecting the cost of the existing public building renovation,draws the causality diagram and system flow diagram by using Vensim software,successfully constructs the system dynamics model,and lays the foundation for the case study.Finally,combined with practical cases,the construction cost control model is applied and the cost control path is proposed.Based on engineering case data,constant input,parameter adjustment,and equation writing were carried out.The key influencing factors were simulated using Vensim software.By analyzing the magnitude of changes in the final construction cost of the project,it was found that the impact of key factors on the construction cost of existing building renovations was ranked as follows:construction plan,process method,material procurement method,construction operation environment,and technical level of technical personnel.By analyzing the internal relationship between influencing factors and costs,the construction cost control path is found,and based on this,suggestions for construction cost control of the project are proposed to achieve the goal of cost control for existing building renovation construction.Through the above research,this article analyzes the relationship between influencing factors and construction costs and their dynamic evolution process,proposes suggestions for cost control of existing building renovation construction,and provides reference for construction enterprises to develop objective and feasible cost control plans. |
