In recent years,with the continuous improvement of China’s urbanization system and the continuous maturity of urban construction,commercial real estate is playing an increasingly important role.With the shortage of land resources,there are more and more underground commercial projects.However,the development of underground commercial projects is characterized by many participants,wide scope,long development cycle and great influence by national and local policies.With the continuous improvement of the urbanization process,problems have gradually emerged.The risk of commercial development is also greatly increased,and the survival and development of development enterprises are facing a huge test.Although the risk management consciousness of China’s real estate development enterprises has been improved,the underground commercial development enterprises currently belong to new product development units and have not established a perfect risk management system.Therefore,to do a good job in the study of the risk management of underground commercial construction projects not only has theoretical research significance,but also has a certain practical significance.This paper is based on literature research,the integrated use of the Delphi method and analytic hierarchy process(AHP)to analyze XY underground commercial construction projects in A company,to identify A company XY underground commercial project risk of 18 points,using comprehensive fuzzy evaluation method to evaluate project master,to identify the risk factors of degree of risk rating,combined with pareto’s rule,To determine the top together with risk,land acquisition,sales price risk,investment risk,risk of project schedule risk,sales agent,to develop regional risk,product positioning,planning and design risk nine risk factors as the key risk factors.Nine risks,including engineering cost risk,project quality risk,start-up and operation risk,pipeline relocation risk,contract risk,policy risk,construction technology risk,completion record risk and economic risk,are non-key risk factors,and corresponding risk control measures are proposed for different risk types and grades.This paper takes XY project as the research target and uses scientific analysis methods to discuss and make suggestions on project risks,which can provide references for risk management in THE development process of XY project and ideas for the development and construction of other products of the same type.
