| Real estate projects cover many specialties,have large investment,involve many participants,and often become the intersection of "economic and social" events.It is an important industry with more security risks and more risk points.Most of the existing real estate risk research focuses on the risk analysis in the construction stage,and a few of the established risk index systems in the whole project development cycle are not comprehensive,which is not conducive to the comprehensive analysis of the risk content in the whole development process of real estate projects.Therefore,digging the risk index system of the whole process of real estate development and carrying out the risk evaluation of specific examples will play a significant role in ensuring the safety and stable implementation of real estate projects.This paper takes xlc real estate project as the analysis object.Firstly,based on the domestic and foreign research results of real estate project development risk,this paper identifies 35 risk indicators of real estate project in the first full development cycle,and then uses Delphi method to conduct two rounds of expert questionnaire survey.Finally,the risk indicators are reduced to 22.At the same time,in order to ensure the reliability of risk indicators,factor analysis is used Finally,the risk of real estate project is divided into four parts:project approval stage risk,preparation stage risk,construction stage risk and sales stage risk,with a total of 22 sub contents.According to the characteristics of xlc real estate project,22 risk factors are described in detail.Furthermore,the risk index system of the comprehensive evaluation of the whole development process of xlc real estate project is constructed,and the weight of each risk index is determined by using the analytic hierarchy process.It is found that in the first level index risk,the risk weight in the construction stage is the largest,followed by the risk in the sales stage and the risk in the preparation stage,and the weight in the project approval stage is relatively small.Among the secondary indicators,the duration risk weight value is the largest,followed by market risk,quality risk,bidding risk weight value.At the same time,the design risk,pricing risk and policy risk weight value are also larger,which need to be focused on in each stage.As far as the risk level of single risk index is concerned,the risk level of bidding risk and market risk is the highest,which is level 5.The risk index reaching level 4 includes 14 risk items such as policy risk and financing risk,while the risk level of other risk factors is lower.According to the maximum membership principle of fuzzy comprehensive analysis method,the risk level of the whole xlc real estate project is determined to be medium level.Finally,this paper also puts forward the risk sharing framework for 22 specific risks from the government,investors and other responsible parties,and puts forward the risk sharing strategies,that is,one or more risk strategies of risk avoidance,risk transfer and risk acceptance.Finally,it analyzes the specific measures for the risks whose risk level reaches level 4 or above.The research results obtained in this paper are helpful to guide the implementation of xlc real estate projects,and achieve the purpose of reducing the probability of risk and the degree of loss. |
