Residential buildings are the basic space for people’s life and carry the most important contents of people’s life.At the same time,residential buildings are also an important part of urban construction,affecting the appearance and vitality of cities,and sustainable development is very important for residential buildings.With the development of social economy and the improvement of residents’ living standard,the merits of public space of residential buildings and its potential for sustainable development have become important determinants of the quality of human living environment.During the development of commercial residential buildings in China,the construction of public space has been constrained by the common apportionment area calculation system.The decisive role of the existing common apportionment area calculation system in economic efficiency has led to many problems in the public space of residential buildings,which cannot be designed and built according to the concept of people-oriented and sustainable development.Most of the existing studies on the public area calculation system and public space of residential buildings revolve around the development of each of them separately,and there is a lack of research on the mutual influence between them.This study takes the relationship between the common apportionment area calculation system and the public space of residential buildings as the starting point,and through the collation and analysis of relevant information,composes the historical background and specific calculation rules of the existing computerized system of common apportionment area,and discovers a series of problems caused by it in the process of commercial housing transactions and the operation of residential buildings.It also analyzes its impact on the public space of residential buildings in terms of use quality,space creation and sustainable development;and triggers problems such as the lack of neighborhood interaction in modern residential buildings;single shape affecting urban landscape and poor design quality of public space.As an indispensable living space for every resident,residential architecture is a decisive factor for living quality and an important part of people’s livelihood,and it can affect the living space of several generations.The public space of residential buildings determines their living quality,but due to the constraints of the existing computerized system of common area,the construction of public space of residential buildings cannot well meet the living needs of residents.The existing norms and standards related to the common apportionment area calculation system in China have been formulated for a long time and have not been revised for a long time,and there are loopholes in many aspects of measurement and calculation,which are constantly exposed and amplified in the process of residential building development,seriously affecting the rights and interests of consumers and negatively affecting the harmony and stability of society.The article then puts forward suggestions for improvement in view of the problems caused by the existing public space calculation system,and on this basis,it makes a study on the design mode and design strategy that can meet the sustainable development of public space in residential buildings in the future,analyzes the sustainable development benefit enhancement that can be brought by optimizing the design of public space in residential buildings,and introduces the domestic and foreign exploration and practice of realizing the sustainable development of public space in residential buildings.It also introduces the experience of domestic and international exploration and practice in achieving sustainable development of public space in residential buildings,which is expected to provide reference for the sustainable design of public space in residential buildings in the future.The article concludes that it is hoped that the government should introduce new codes and standards as soon as possible to change the status quo of the existing common apportionment area calculation system in residential buildings that restricts the construction of public space in residential buildings,so as to realize the sustainable development of residential buildings and improve the quality of living and living standards of residents. |
