China’s economy has entered a stage of rapid development,residents’ living standards and spiritual needs have increased,and commercial space has also changed accordingly.The emergence of high-efficiency and intensive commercial complexes,together with the commercial spaces in the peripheral areas,constitute an important carrier of urban commercial vitality.Previous studies have not given a complete explanation of the difference between the two in the structure of the business format and whether there are differences in similar business formats.This paper uses a multi-disciplinary cross-cutting quantitative and qualitative analysis method to study the commercial layout and differences of urban commercial complexes and their surrounding areas.This article firstly deduces the process,driving factors and cause mechanism of the formation of the peripheral area of the commercial complex from the theoretical level,and lays the theoretical foundation for the following empirical case analysis.Then,starting from a micro perspective,we select Chengdu’s typical commercial complex project-Taikoo Li as an empirical case,and conduct a correlation study on the commercial format of its peripheral areas.By capturing network platform data combined with market surveys,a total of 301 merchants in Taikoo Li and 228 merchants in the peripheral area were obtained about the types and spatial distribution of business types,and then used spatial syntax and business agglomeration theory to analyze and compare their business types Distribution characteristics of the business.In addition,the study found that similar business types are distributed in the two regions.In order to clarify the differences in different regions,the quantitative analysis tools such as nuclear density,nearest neighbor distance,T test,etc.are used to compare their differences in quantity density,spatial distribution characteristics,consumption differences and operational performance.Finally,this article applies the research results of the commercial complex and its surrounding areas’ commercial format composition and distribution characteristics as well as the typical business format differences existing in the two regions from the three perspectives of business planning,investment and operation.The project provides theoretical models and ideas for the positioning,business combination,and layout of commercial projects.
