With the continuous development of cities and the change of industrial structure,people have gradually realized the importance of environmental protection and energy saving,and a large number of old industrial regeneration buildings with various patterns have emerged.Among the many transformation models,cultural and creative industrial park is a typical model for the regeneration of old industrial buildings.It not only effectively protects the original industrial heritage,but also conveys and continues its own cultural deposits and industrial values,bringing economic vitality to the city.However,while this kind of park is booming,there are also some development mistakes,such as unclear development direction of the park and imperfect construction of public service platform.This brings great risks to the development and operation of the park.In view of this,this paper takes the development and operation of the cultural and creative industrial park of old industrial buildings as the research object,carries out an evaluation study on its development and operation risks,discusses risk prevention strategies,and then puts forward targeted improvement measures,which will be conducive to the reconstruction of similar projects in the future.The specific content is as follows:(1)Introduce the cultural and creative industrial park of old industrial buildings and related theories of risks.Through literature research and data review,the concept related to the old industrial buildings and cultural and creative industries is firstly defined and several models after the transformation of the old industrial buildings are introduced,which lays a theoretical foundation for the research of the following paper.Secondly,the theoretical system of risk management is introduced,which provides a theoretical basis for the identification and arrangement of risk factors,the construction of index system and risk evaluation model.(2)Establish a risk assessment system for development and operation.Based on the collected a large number of literature,on-the-spot examination kenda wen gen industrial park and "dahua · 1935" wen gen industrial park and analyze research for more than 70 domestic regeneration of old industrial building in class practice investigation data of the project,using the method of questionnaire survey and structured interview method,analysis data,the index weight value,A risk assessment index system consisting of 22 indexes including politics and policy,economy,technology,decision-making and operation has been established.(3)Establish the risk assessment model for the development and operation of the cultural and creative industrial park for the regeneration of old industrial buildings.Considering the mutual influence and feedback between various indicators of the development and operation risk of the cultural and creative industrial park for the regeneration of old industrial buildings,SEM-IPA,namely the combination of structural equation model and IPA,is selected.This method not only ensures the scientific effectiveness of the evaluation process,but also avoids the deviation caused by subjective factors to a certain extent.Therefore,a scientific and accurate risk evaluation model of development and operation is established.(4)Case study.This paper selects the case of an old industrial building regeneration cultural and creative industrial park in Xi ’an and evaluates its risk with the established index system and model.The final conclusion is compared with the actual situation to verify the correctness and professionalism of the model constructed.At the same time,five feasible risk prevention measures are put forward to provide reference for the reconstruction of similar cases in the future.
