Research On Quality Complaints Of Residential Projects In Q County

House prices in Q County have been rising year after year,reaching a record high in 2020.Buyers are paying more attention to the quality of residential projects,and they have complai ned about the quality of residential projects through various effective channels.This is only ob tained from the competent authority in 2016.-In 2020,there were as many as 179 complaints a bout the quality of residential projects,and there were even group complaints,which lowered t he happiness index of the people in Q County.In view of this,this thesis conducts related rese arch on the quality complaints of residential projects in Q County,and analyzes the problems r eflected in the quality complaints of residential projects in Q County based on the real cases o btained,finds out the root of the problem,and proposes effective The prevention and control measures to greatly reduce the complaint rate of residential project quality.Throughout the research framework of this thesis,it mainly introduces the background of residential engineering quality research,the current research status at home and abroad,resear ch significance,research ideas and methods,etc.in order to clarify the object and scope of the r esearch.First of all,it explained the laws and regulations and the accepting agency on which Q Co unty's project quality complaints are based.From the four aspects of complaint channels,resid ential project categories,time period for quality problems,and complaints content,statistics on residential project quality complaints from 2016 to 2020 are calculated.Data and classified st atistics.The statistical results show that the quality problems of residential projects with high f requency of complaints are mainly concentrated in kitchen and bathroom leakage,roof leakage,external wall and window quality,size deviation,wall cracks and external wall insulation qual ity.Secondly,through literature,case studies and other research methods,the primary and sec ondary analysis of the influencing factors of the high frequency of residential project quality c omplaints,the analysis shows that the main influencing factors that cause quality problems are design,personnel,materials,and methods,such as design Low standards,lack of pre-job train ing,use of inferior raw materials,the secondary influencing factors are contracts,machinery,a nd environmental aspects,such as illegal subcontracting and mismatch in performance of mac hinery.Finally,in view of the main influencing factors that affect the quality of residential projec ts with a high frequency of complaints,it is proposed to improve design standards,strengthen contract management,conduct personnel training,strict raw material inspection and acceptanc e procedures,daily maintenance of machinery and tools,implementation of design and technic al disclosure,Standardize construction process acceptance and other preventive measures and countermeasures that are in line with the actual housing projects in Q County.
