Since the urban-rural dual barrier was broken in the mid-1980 s,there has been a large-scale cross-regional migration of people from rural areas to urban areas and from less economically developed areas to economically developed areas,More and more urban immigrants are flocking to Shenzhen to participate in the construction of the rapidly developing modern city.In the background of market economic system reform,the socialist market transformation of housing tenure from public to private provides fertile soil for the prosperity of Shenzhen’s housing market,with Shenzhen as the representative of the new international metropolis,housing prices soar year by year,housing has gradually become a financial tool to influence the distribution of wealth,virtually becoming an obstacle and threshold for people coming to settle in the city.The housing disparities are becoming more pronounced.Housing disparities are coming to the fore.This paper provides a spatial characterization and factor analysis of housing differences in Shenzhen based on the full sample population from multiple sources and the 2014 rental guide price of commercial entities in Shenzhen.This paper defines housing differences in terms of housing property rights and purchase location,and divides Shenzhen’s housing hierarchy into property-owning and non-property-owning classes.The spatial characteristics and influencing factors of the housing hierarchy in Shenzhen are analyzed in terms of population migration,socio-economic and major events.The effects of time factors,individual socio-economic factors,and place of origin on housing differences are further investigated,and Rare Events Logistic Regression model and multiple linear regression model are adopted to study the effects of each factor on the differences between the property-owning class and the property-owning class and the property-owning location.The study shows that the spatial distribution characteristics of housing differences in various periods show that there is no obvious difference in the spatial distribution between the property-owning class and the property-less class in the early stage of urban development.In the process of "dispersion",the number of people with or without real estate is becoming more and more disparate;the later members of the real estate class among the immigrants coming to Shenzhen,their real estate location spatial location shifted from within the original special zone to the outside,and was distributed in the direction of low rental guide price,with the main direction being northeast(central Long gang)and northwest(Baoan).Based on the conclusions obtained from the investigation of the factors influencing the housing differences in the time to come and deepen: an increase in the length of time to come and deepen by one unit(i.e.,taking 2014 as the time endpoint,i.e.,one unit for every earlier time to come and deepen),the probability of the model judging them to be the property-owning class will increase by 1.3%,and the average increase in the residential rent guide price of the purchase location by 0.021 units,controlling for other conditions,the earlier the time to come and deepen,the more likely they are to be the property-owning class.The more likely it is to achieve property ownership,the better the location of its purchase.Urban latecomers are at a disadvantage in the process of continuing and intensifying the phenomenon of housing stratification,the essence of which is that early arrivals to Shenzhen enjoy the dividends of urban development while completing housing investment and original capital accumulation,and in the historical process the diminishing marginal effect of the city has led to a prominent ceiling effect,a phenomenon that requires the State to carry out macro-market regulation and promote supply-side reform of housing policy in order to reduce housing inequality and promote social integration.The phenomenon of housing difference in the research conclusion is actually a social phenomenon and result that must be followed and matched in the historical process of China’s economic system market-oriented reform.Historical nodes and events are constantly emerging in the development process.People who grasp the key policies or time nodes in the market-oriented reform will undoubtedly ride the "hitchhike of the times" to complete the early housing investment and the original capital reserve Tired,occupy more and more saturated market housing,ceiling effect and urban marginal effect gradually highlight,this is the historical inevitability,also reasonable to adapt to the change of housing stratification phenomenon in the reform and transformation period.
