Reported in recent years,rising house prices make labor cost of living increase gradually,"Run away from Beijing Shanghai and Guangzhou","humble abode" such words once occupied the media headlines,but,in reality a first-tier cities such as 3 still is a rendezvous for talent,attracting the flow of Labour,this shows that in the traditional theory considers that high prices expected increased labor costs to produce "push" action is yet to be further thinking;From the perspective of relevant real estate market policies,on the one hand,the real estate purchase restriction policy is proposed to curb the growth rate of the continuous rise in housing prices,solve the housing demand of labor force,attract more labor force to enter and expand the labor market.However,on the other hand,the purchase restriction policy has strict restrictions on the purchase requirements of migrant labor,which has an impact on the flow of labor decisions.These problems show that it is of great theoretical and practical significance to study the impact of housing price on labor mobility from the perspective of purchase restriction.Firstly,based on the theory of labor force flow,this paper points out the internal logic of housing price influencing labor force flow from the perspective of cost and benefit brought by human capital,and expounds the mechanism of real estate purchase restriction policy.In terms of cost effect,rising house price has a negative impact on labor mobility,while in terms of income effect,wage income has a positive impact on labor mobility.The policies of the real estate market,on the one hand,can exert a positive influence on the labor flow by stabilizing the fluctuation of the housing price,and on the other hand,the policy itself can exert a negative influence on the labor flow by restricting the individual labor force.Then,the present situation of housing price and labor mobility in China is analyzed.Based on China's urban statistical yearbook,China regional statistical yearbook,China labor statistical yearbook data covering 2006 to 2016 in 10 years of panel data,analyzed the pull and push factors affecting labor mobility,on the basis of constructing the theoretical model of house prices affecting labor mobility,and then introducing the restricted factors,PSM-DID analysis,compared the in house prices before and after the restrictions on the effect of labor flow.The results show that the high housing price has a significant negative correlation with the high skilled labor mobility,and the wage income has a significant positive correlation with the high skilled labor mobility and the low skilled labor mobility.In first-tier cities,the purchase restriction policy has no significant impact on labor mobility,while in second-tier,third-tier and fourth-tier cities,it has a positive impact,indicating that the purchase restriction policy restrains the rise of housing price and can effectively attract the inflow of labor,thus promoting labor mobility.This provides theoretical support for the formulation of real estate policies in China,and puts forward relevant policy Suggestions on stabilizing the fluctuation of the real estate market,improving labor housing conditions,and improving urban public services.The innovation of this paper lies in that,under the background of the influence of housing price on labor mobility,the labor force is divided into two categories from the perspective of human capital.From the perspective of purchase restriction,this paper analyzes the impact of the implementation of purchase restriction policies on labor mobility in cities of different sizes.
