Research On Housing Security Of Newly Employed College Students In Megacities In China

Abstract/Summary:
The development of megacities has brought enormous economic development to China,but a large number of populations have inevitably caused many problems,such as environmental pollution,traffic congestion and housing tensions.The development of cities is inseparable from the gathering of talents.In particular,the retention of new employment college students is crucial to the development of a city.However,the high cost of living in megacities and soaring housing prices have led many graduates to flee.Therefore,this study takes the newly-employed university students in Shanghai,a large city,as the starting point of the study,trying to understand the current housing situation,housing satisfaction,and the current implementation of affordable housing in newly-employed college students..Firstly,through the method of questionnaire survey,the current situation of college students’ housing is studied.It is found that Shanghai new employment college students are faced with the housing dilemma of not being able to purchase real estate independently,the renting market is chaotic,the rent accounts for a large proportion of income,and the living area is limited.With regard to affordable housing,affordable housing has too many restrictions on newly employed college students,and the application process is complicated,which affects new employment college students to enjoy affordable housing.Then,through the empirical regression test of constructing the model,the housing satisfaction of renting houses,affordable housing and self-owned houses is analyzed,and it is found that self-owned housing satisfaction> renting satisfaction> guaranteed housing satisfaction.Among them,the renting groups among the newly employed college students are more dissatisfied with the housing design,living shopping and travel costs of the housing;the affordable housing groups are most dissatisfied with the housing property services,life shopping and community hospitals.Finally,through principal component analysis and empirical analysis models,it is found that the factors affecting housing satisfaction include the subjective factors caused by the personal characteristics of newly employed college students and the objective factors brought by the living environment.Through analysis,on personal characteristics: Female college students are more satisfied with housing than male college students;older college students have higher housing satisfaction than younger college students;newly employed college students with higher academic qualifications have higher housing satisfaction than low-educated new employment college students;Satisfaction is higher than that of newly-employed college students;married college students are more satisfied with housing than unmarried college students;new-employed college students with higher incomes have higher housing satisfaction than low-income new-employed college students.At the same time,the objective factors of the living environment: After controlling the influence of personal factors,the housing design,community security,convenient transportation and satisfaction of community hospitals are significantly positively correlated with the employment satisfaction of newly employed college students.The main contribution of this research is to investigate the living conditions,housing needs and expectations of new employment college students in Shanghai through real data,and to find out the factors affecting the housing satisfaction of new employment college students through factor analysis and structural equations.Advising the market and the government on improving the living environment of newly employed college students.First,implement a subsidized rent for new employment college students.Second,strengthen the protection of the provident fund for affordable housing and homebuyers.Third,expand the scope of affordable housing for new employment college students.Fourth,improve the relevant supporting facilities for affordable housing.
