| The transformation of old residential areas is an important way of urban renewal,which is of great significance in improving people’s livelihood,expanding domestic demand,and urban construction.Because of the long construction time,many old residential areas in China have problems such as poor supporting facilities and imperfect public services.In order to improve the living conditions and living standards of residents in old urban communities and improve residents’ living welfare,in 2020,China promulgated relevant policies to comprehensively promote the transformation of old communities,and the transformation of old communities has entered a comprehensive stage.As an old industrial city,Taiyuan City has a large number of old residential areas in the urban area,and the property rights structure of the residential areas is complex,and the task of transforming the old residential areas is arduous.In July 2020,Taiyuan City formulated the opinion draft of the "Old Community Transformation Plan",which represents the comprehensive development of the transformation of old residential areas in Taiyuan City.Based on the theory of the transformation of old residential areas and residential welfare,this paper sorts out the planning and work content system of the transformation of old residential areas in Taiyuan City,selects six representative old communities,compares the living conditions before and after the transformation of old residential areas,and based on the existing literature,combined with the actual situation of Taiyuan City,from the subjective and objective perspectives,an index system for measuring the residential welfare of residents before and after the transformation of old residential areas in Taiyuan City is constructed.Including 7 first-level indicators and 21 second-level indicators,using the data of 292 valid questionnaires recovered from six typical old communities in Taiyuan City,the data were scientifically processed by using the fuzzy evaluation method,and the affiliation,weight and total fuzzy evaluation value before and after the transformation of each indicator were obtained,so as to obtain the changes in residents’ welfare.After empirical analysis,it is found that the overall residential welfare of Taiyuan City after the transformation of the old residential areas has been improved,indicating that the level of residential welfare of residents in the old residential areas of Taiyuan City has improved,but the transportation convenience in the subjective indicators,the objective indicators Chinese the affiliation of the body facilities,community public service facilities,and commercial supporting facilities are poor,and the subordination of the green space rate has not increased but decreased.According to this actual situation,it is proposed to strengthen the greening transformation of old residential areas;improve the commercial facilities in and around the community to enhance the convenience of residents’ lives;improve the convenience of residents’ travel;and improve the community old-age care and childcare service facilities. |
