| In the context of the continuously extend scale of urban rail transit construction,it becomes a key issue in urban planning to combine the rail transit with urban development more closely,so as to guide the renewal and adjustment of urban structure and stimulate the vitality of the region.the rail transit station is an important node in the rail transit network as well as an important place for residents to travel and live,which is one of the most dynamic places in the region.TOD(transit-oriented Development)is a planning model proposed for public Transit station areas.It improves the utilization rate of rail Transit,enhances the value of land around rail Transit stations,and promotes the internalization of external benefits of rail Transit to achieve sustainable Development through reasonable Development of the surrounding areas of rail Transit stations.As a development model that integrates the concept of sustainability into planning theory,TOD model has been applied in many developed countries such as the United States and Japan.In recent years,cities in developing Asian and African countries such as Delhi and Cape Town have also begun to integrate TOD model into urban design and planning.With the continuous expansion of the scale of urban rail transit construction in China,the development and construction of TOD mode based on rail transit stations has gradually attracted the attention of various cities.However,due to the fact that the urban rail transit system of various cities in China has just begun to take shape in recent years,the research on TOD project of urban rail transit is relatively weak,and a systematic landing mode from investment decision to construction and use has not yet been formed.This paper studies the selection of development stations for TOD projects of urban rail transit in order to provide some references for domestic cities to make investment decisions on TOD projects of urban rail transit.This paper firstly sorts out the research status of TOD model at home and abroad,and clarifies the characteristics and functions of TOD project of rail transit.Based on the nodeplace model,the relationship between TOD development potential and node value of rail transit stations is analyzed,and the calculation method of the potential node value of planned stations is proposed.Then,the influence factors of the TOD of rail transit project investment analysis,on the basis of comprehensive study of various kinds of factors,from the site of potential node value,land development condition,surrounding environment and macro development environment four aspects to select the evaluation index to build rail transit TOD17 project investment decision-making evaluation index system,and based on analytic hierarchy process(AHP)and entropy evaluation method,TOPSIS evaluation model of empowerment,and combined with the present situation of Chengdu for model validation.The results show that the land exploitable intensity,number of bus routes,area of land exploitable area,land price and road network density have the greatest influence on the decision of investment site of TOD project.Among the nine stations to be selected,Luxiao Station,which has the highest developable intensity,large developable land area,good road conditions and perfect public transportation facilities,is the most valuable station for development... |
