| The development of science and technology and the upgrading of consumer demand have promoted the emergence of new retail models,which are gradually integrated into people’s production and life,and contribute to the improvement of the city’s comprehensive competitiveness.The main purpose of this research is to scientifically understand the characteristics and influencing factors of the spatial layout of urban retail outlets in the context of new retail development.This can not only enrich the theoretical framework of commercial outlet planning,but also provide a good basis for urban retail businesses in the context of new retail development.Provide reference for the practice of spatial layout planning of outlets.Based on the research of relevant literature,this paper analyzes the mechanism of new retail and the classification of business types,and combs the trajectory and spatial characteristics of my country’s retail business development,and summarizes the characteristics of urban retail business network layout driven by new retail,and then through qualitative analysis.And filter out the factors that influence the layout of urban retail outlets under the background of new retail.Taking Suzhou as an example,the paper compares and analyzes new retail commercial outlets and traditional retail commercial outlets in Suzhou from three levels of overall layout characteristics,business distribution characteristics,and location characteristics,and explores their distribution differences and rules,and builds on this basis Summarize its current situation and problems.In order to in-depth study the influencing factors of the layout of retail outlets in Suzhou city driven by the new retail,the article first uses the global spatial measurement model to analyze the influencing factors,and then uses the local spatial measurement model to study the performance characteristics of the influencing factors in a local range..Finally,based on the current situation and spatial layout characteristics of Suzhou’s commercial outlets,it proposes corresponding strategies for the layout of Suzhou’s new retail commercial outlets from the macro,meso and micro levels.In view of the above research objectives,the main conclusions obtained in this paper are as follows:(1)Compared with traditional retail,new retail is more inclined to be distributed in secondary centers with a certain distance from the central city,and the distribution of new retail commercial outlets is more concentrated than traditional retail commercial outlets.(2)The distribution patterns of traditional retail outlets of different business types tend to be consistent in general.The type of business type has less influence on the distribution of traditional retail outlets,while the location and distribution of new retail outlets are more affected by the type of business type.(3)The dependence of new retail commercial outlets on roads and bus stations is lower than that of traditional retail commercial outlets;the layout of new retail commercial outlets is more inclined to areas with lower retail rents;the new retail commercial outlets are more inclined to distribute in the middle of housing prices Surrounding high-end residential complex.(4)There is a spatial autocorrelation relationship in the layout of new retail commercial outlets in Suzhou,and road network density,residential accessibility,accessibility of bus stations,and population size are the main factors affecting the layout of new retail commercial outlets in Suzhou.(5)In order to achieve a reasonable layout of retail outlets in Suzhou in the context of new retail,at the macro level,a new retail system with reasonable levels and complete functions,a clear-level urban distribution system,and a new retail life circle level should be built;At the level,it is advisable to create neighborhood units to improve the accessibility of commercial outlets and realize three-dimensional development to reduce land rent costs;at the micro level,it is advisable to create a space with multiple functions and an internal space with distinctive features. |
