In recent years,all kinds of historical problems of residential communities built in the 1980s-2000s in China have become more and more obvious.The focus of urban construction in China has already changed from "incremental expansion" to "stock renewal" and in 2016,the concept of "urban double repair" was proposed,which included"urban renewal".In the same time many localities are actively carrying out urban fine construction management.At present,micro-renewal of old communities in our country are mostly dominated by the government and experts,and they pay more attention to the updates of municipal projects.They pay more attention to the daily necessities of residents,pay less attention to selective public life,and the potential of the public space of the community is insufficient.Therefore,the author takes the public life of residents as the starting point to explore what kind of public space is the community public space that residents really like.This paper mainly uses PSPL research method to study public space and public life of residents,and makes qualitative and quantitative analysis to find out relevant factors affecting public life of residents.Combined with theoretical and practical research,put forward corresponding micro-renewal strategies,and made targeted plan design,in order to supplement and perfect the micro-renewal related theories of old communities,improve the quality of residents’ material space and spiritual and cultural life of residents,enhance the image of the city,and help the urban space to be systematic and orderly.The paper can be roughly divided into three parts.First,through literature research,policy interpretation and case analysis,the theory and practice of relevant research at home and abroad were summarized and analyzed,and the future development trend of micro-renewal work and lessons learned from past work were obtained.Second,author conducted an in-depth investigation and detailed classification of the public space and public life in Nanjing’s old residential areas.Evaluate and analyze public space with the public space evaluation form from five aspects:space protection,comfort,pleasure,diversity,participation in activities.Combined with the questionnaire survey and analysis of the needs of public life,the work focus of improving space utilization and space facilities was obtained.The urgency of specific attributes from high to low was comfort,diversity,participation in activities,pleasure and space protection.Third,according to the analysis and evaluation of previous theoretical,practical research and research results,determine the work content and organizational form of micro-renewal work.Put forward six principles:problem-oriented,elderly-oriented,collaborative construction,adapting to local conditions,multi-functional design,and environmental protection and sustainability.Put forward five micro-renewal strategy:Build an online multi-party participation platform,implement a fund subsidy mechanism;improve the evaluation supervision system,focus on the construction of cultural life;strengthen the potential of public space and activate negative space;diversify green;functional integration,make full use of modular design.Afterwards,the paper selected eleven public space and made specific renovation and transformation designs.Finally,the paper summarizes the research,reflects on the shortcomings of the article,and looks forward to the future micro-renewal work of the old communities.
