| As the main space for citizen to live in,the quality of residential area affects the quality of life and the health of residents.At present,the improvement o f residential area quality faces many challenges: the city turns into the development of stock,and people have more demands for residential area.Facing these problems and demands,the planning annual meeting in 2018 is entit led “sharing and Quality” to discuss the topic of quality.Under this background,this paper takes the residential area of Shenzhen as an example to establish a residential quality evaluation index system.This paper aim to make the residential quality evaluation work more smooth.This study takes quality as the entry point to evaluate the residential area.Firstly,the quality and residential quality are analyzed by literature induction and summary method,and it is clear that quality refers to people’s perceived quality of valuable materials or services,while residential quality refers to residents’ perceived quality of public resources in residential areas.Then the public resources of residential area are summarized and summarized,and it is found that the public resources that affect the quality of residential area mainly include six dimensions:residential environment,supporting facilities,residential services,residential ecology,residential neighborhood atmosphere and residential culture.The indicators were screened twice by questionnaire survey and expert scoring,and the weights were obtained by AHP method and AHP-TOPSIS method.Through the index weight analysis,it is found that residential environment,supporting facilit ies,ecological construction of residential area and residential service are the four most important components of residential quality.Nanyou,Haiyue,Weilan Coastal,Lanyuan and Q ianhai Garden residential area were selected to conduct evaluation research.Q uestionnaires were used to obtain the evaluation data of residents for each indicator,and the comprehensive quality score value of each residential area was obtained by using the comprehensive scoring method.The evaluation results show that the quality of residential areas with good supporting facilities is not necessarily high;Residential areas with high average building density have lower qualit y;Different people have differences in the same residential area,among which marriage,occupation,age and housing type have great influence on the quality evaluation result of residential area.Residents ranked the top three in terms of the dimensions they hoped to improve for the residential environment,supporting facilities and residential services,which were co nsistent with the ranking of importance obtained by experts.It shows that these three dimensions are very important to the quality construction of residential areas,and the quality construction of residential areas should focus on improving these three dimensions.In addition,by analyzing the scoring results,it is found that there are some common problems in the residential area,such as traffic conflict for people,difficult parking,loud noise,insufficient activity space,improper location of garbage collection point,inactive maintenance service,few cultural elements in the residential area,residents’ difficulty in participating in community governance,and low frequency of residents’ communication. |
