| High-speed rail is an momentous vehicle in nowadays society.It has the peculiarities of small area,large capacity,and high speed.It enhances traffic effectiveness,depresses carriage costs,quickens the motion of elements along the route,and boosts synchronous development.With the continuous evolution of high-speed railway,the effects such as economy,employment,and environment brought by high-speed rail appeared.The realty is an vital economic industry.The construction of high-speed rail and the enhancement of traffic accessibility transformed the exploitative intensity and relative location of land,and facilitated the capital appreciation of land and realty in areas along the route.For purpose of affording empirical support for the influence of high-speed rail in the realty market,this paper regards the areas along the Xi’anChengdu High-Speed Railway as the geographical background to reason the influence of highspeed rail on the accessibility and realty value.From the perspective of traffic accessibility,this paper studies the influence of the Xi’anChengdu High-Speed Railway on the realty value.It takes the high-speed rail stations and the regions along the route as the research object,starting with location theory,land rent theory,and point axis theory,basing on socio-economic data and geographic data,comparatively calculates the regional accessibility variations under the two conditions of whether the Xi’anChengdu High-Speed Railway is in operation.And uses geographic information software to accomplish the visualization of its pattern.On this basis,the paper divides the nodes along the route into three categories through Self-Organizing Feature Map.It regards the county-level administrative units as the research unit,uses the panel data of 26 districts and counties along the Xi’an-Chengdu High-Speed Railway from 2013 to 2019,constructs a DID model to view the influence on the realty value of disparate samples.The main conclusions are as follows:(1)After the construction of the Xi’an-Chengdu High-Speed Railway,the traffic accessibility of the regions along the route has evidently enhanced.The mean of the weighted average travel time has decreased by 65.55%.The mean of economic potential has rose by 207.31%,and the figure of nodes with economic connection strength greater than 100 has rose by 26 pairs.Daily traffic accessibility shows diverse degrees of enhancement in each isochronous circles.Within the 5-hour isochronous circle,efficacious communication can be achieved between any two nodes in the system.(2)The distribution of traffic accessibility along the Xi’an-Chengdu High-Speed Railway has spatial discrepancies.There are noteworthy discrepancies in the enhancement extent and distribution pattern of accessibility along the route.However,the spatial discrepancies is decreased,showing a balanced development trend.By establishing a Self-Organizing Feature Map,the paper divides 19 nodes into three categories,they are the first category: Xi’an,Hanzhong,Guangyuan,Mianyang,Deyang,and Chengdu;the second category: Huyi,Foping,Yangxian,Chenggu,Qingchuan,Jiangyou;the third category:Ningqiang,Chaotian,Jiange,Luojiang,Guanghan,Qingbaijiang,Xindu.The first category is the transit center node in the study area,and the second and third categories are the groups with the most distinct and least distinct enhancement in accessibility affected by the high-speed rail.(3)The outcome of the DID model reveals that the high-speed rail indeed contributed to an capital appreciation of realty in the regions along the route,and its net effect ranges from 9.2%to 11.9%.And the high-speed rail has disparate influence on districts and counties with disparate accessibility enhancements.The influence on the samples with high accessibility enhancement is deeper and more evident than the samples with low accessibility enhancement. |
