| In recent years,with the explosive rise of land transfer price,the cost of land acquisition of real estate enterprises has increased rapidly.At the same time,under the pressure of existing house sales and other policies,especially after the "rush buying wave" brought by the purchase policy of 2016-2017,the house prices have skyrocketed and the market purchasing power is insufficient.Many small and medium-sized real estate enterprises are facing the current situation of rich construction experience but short of funds.At the same time,the government has been increasing the construction of affordable housing in recent years,and plans to build 36 million sets of affordable housing in recent years.Many real estate enterprises began to explore the way to participate in the construction of government housing projects.But the ordinary small and medium-sized real estate enterprises are lack of experience in the construction of affordable housing and are not familiar with the government led management mode.Therefore,this paper takes the practice of the management mode of the affordable housing under construction as the research content,summarizes and studies the various problems encountered in the construction process of the affordable housing project.On this basis,using the method of literature analysis,expert discussion empirical method,case analysis method,experience summary method,from the entity interface,organization interface,contract interface,the problems encountered are summarized one by one.Then,based on the theory of interface management and the practical results of a representative affordable housing project,this paper analyzes the significant problems in detail,classifies,summarizes and studies the problems with the dimensions of entity interface,organization interface and contract interface,and puts forward corresponding solutions and puts them into practice.Finally,according to the effect of the implementation of the solution to the problem,this paper puts forward the corresponding construction management optimization suggestions,summarizes the relevant construction management experience,and takes it as a starting point,puts forward its own views and efforts for the future development of small and medium-sized real estate enterprises.In this paper,through on-the-spot practice research on the affordable housing agent construction mode,according to the interface management theory analysis and research,we can have a more comprehensive and in-depth understanding of the affordable housing agent construction mode;to solve the problems,we can provide more engineering management experience,organization management experience,contract management experience for the construction agent.It can provide reference for the future security housing construction project management. |
