In recent years,China ’s cities have entered a new stage of connotation promotion and quality priority.Urban renewal and urban function repair have become the focus of urban construction.Community level governance has also been put forward from the end of the urban construction sequence.The improvement of community commerce is an important part of urban space "improving quality and making up for weaknesses".At the same time,as a kind of territorial business,community business has become an important part of urban business.Planning academia,industry and the public have been paying attention to the development of community commerce,among which the community commerce in the old urban area is the most special and complex.The dilemma of community commerce in the old urban area is not only the severe challenge that must be met in the process of rapid development of urbanization in China,but also the goal and opportunity to realize the new urbanization in the future.Under the tide of stock renewal,the research on community commerce in the old urban area has important theoretical significance and value for the revival of the old urban area.Starting from the characteristics of community commerce in the old urban area,this paper deeply discusses the internal attributes and evolution process of community commerce in the old urban area,combs the relationship among the composition of business forms,spatial organization and behavior guidance in the old urban area,and studies and analyzes the evolution process,dynamic mechanism and evolution mechanism of the layout based on the daily consumption demand of consumers at the theoretical level.On this basis,taking Heping District of Tianjin as a case study,through the collection and processing of Internet open data,this paper empirically analyzes the current situation and influencing factors of Heping District community commercial space layout.In order to study the characteristics of the cluster distribution of community commercial outlets,this paper analyzes the community commercial layout from the perspective of community life circle,and explores the factors and evolution mechanism that affect the community commercial layout.Then,from the four aspects of market element,location element,consumer demand and place element,this paper explores the factors that affect the commercial space layout of the old urban community,and constructs the PLS-SEM model to explore its influence mechanism.From the research results,we can see that market factors and consumer demand have a significant positive impact on the overall community business layout of the old city,place factors have a weak positive impact,while location factors have a weak negative impact.In addition,the influence mechanism of spatial layout and overall spatial layout of different types of community commercial outlets in the old urban area is different.Finally,through a large number of theoretical research and scientific empirical analysis,this paper also puts forward targeted optimization suggestions for the scientific and efficient layout of the old city community commercial network.
