| In recent years,China’s government has vigorously promoted the renovation of old neighborhoods,which is of great significance in improving people’s living conditions,promoting energy conservation and emission reduction in the construction industry,and promoting environmental optimization and sustainable economic development.This thesis starts from the actual problems of urban old neighbourhood transformation,and takes residents’ participation as the starting point to explain the mechanism of the three participating subjects’ behaviour on residents’ participation in the transformation of old neighbourhoods,and helps to thus fundamentally solve the problems existing in the transformation of old neighbourhoods by enhancing the residents’ participation.This thesis investigates the current situation of old neighbourhoods to understand the renovation content of old neighbourhoods and to discover the many problems arising from insufficient resident participation in the renovation of old neighbourhoods.By collating and analysing the existing literature,the behaviour of three subjects in the renovation of old urban districts,namely the government,construction enterprises and residents,is divided into 16 factors that affect residents’ participation.Afterwards,the sample data were collected through questionnaire surveys and relied on reliability,validity and factor analysis to determine the influencing factors of old neighbourhood renovation.By rotating the component matrix,the factors were divided into four major categories: renovation cognition,residents’ information,government choice and renovation benefits.On this basis,a hypothetical model of the influence of residents’ participation in the renovation of old neighbourhoods was proposed,and a path analysis diagram of the hypothetical model was drawn relying on AMOS 26 software.After validating the fitted values and path coefficients of the structural equations,it was found that residents’ information affects renovation cognition,government choice affects renovation benefits,while renovation cognition,residents’ information and renovation benefits affect residents’ participation.In order to further investigate the incentive strategy to enhance the participation of residents in old districts,this thesis divides the residents into two groups: owners and tenants,and establishes an evolutionary game model based on evolutionary game theory and system dynamics theory to predict the changes in the participation of owners and tenants by adjusting the behaviour of each party in the model.Then,based on the results of the simulation,a strategic orientation to motivate residents’ participation in the renovation of old neighbourhoods is proposed.Finally,the feasibility of the incentive measures is verified through case studies,and further measures to optimise residents’ participation in the renovation of old neighbourhoods are proposed based on their evaluation of their actual satisfaction,participation and dissatisfaction with the renovation of old neighbourhoods in towns and cities to ensure the sustainable development of the renovation of old neighbourhoods. |
